Le Antiche Pietre is a beautiful recently renovated farmhouse set within a farmhouse and a natural park, which stands on the Tuoro hill overlooking Lake Trasimeno. The renovation has been treated in detail to provide the greatest possible comfort to guests. The property is characterized by a breathtaking position and by the presence of dry stone walls that delimit the terraces of the garden. The strong point is represented by the external veranda located in a panoramic position and equipped with a new complete kitchen, dining area and outdoor living area. Interior:
The farmhouse is spread over 2 floors and is furnished in a very functional way. The main entrance leads into the large living room furnished with sofas and a large wooden table. The living room leads to the fully equipped kitchen, to a double bedroom (divisible bed), with bathroom with shower and washing machine. The first floor can only be reached externally with a stone staircase or with two comfortable ramps that start from the garden. From the veranda, complete with kitchen, dining area and outdoor living area, located on this floor, there is direct access to the living room with fireplace and to the kitchen / dining room. From the living room two corridors lead to the sleeping area. On the right there are two double bedrooms each with en suite bathroom with shower, one of which is suitable for disabled people, while the other corridor leads us to a double bedroom, a double bedroom and a further bathroom with shower.

Park:
The property extends for about 12 hectares and is characterized by the presence of olive trees and woods. The area surrounding the property is cultivated with terraced lawn until it reaches the swimming pool area. The large veranda overlooking Lake Trasimeno, an ideal place for outdoor dining and which completes the outdoor area of the property, is equipped with a full built-in kitchen, barbecue, dining area with tables and chairs and a relaxation area with sofas and coffee table. The parking area, with ten uncovered parking spaces, is located above the building at the end of the avenue.NB: It should be noted that the photo shoots are usually made in spring, therefore the colors and blooms of the gardens, lawns and parks may be different at the time of your entry into the villa.
Pool:
The fenced pool is about 20 meters from the house and is accessed via a staircase or ramp. It measures 5 x 13 m with a constant depth of 1.40 m, has access to the pool via steps and is open from the last Saturday in April to the first Saturday in October. The surrounding area is fenced and equipped with deck chairs, sun loungers and parasols. A characteristic external shower is also available for guests. Access to the fenced pool is via two gates. About 5 meters away from the outdoor kitchen there is a 6-seat heated whirlpool tub.
Pets: Small pets on request and short-haired. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.

Podere Bagnolo is a typical Tuscan farmhouse that has been renovated, retaining its rural origin as an old farmer's home. It is part of a large agricultural estate and is reached along a dirt road from where you can see animals grazing and the cultivated fields of the property. Entirely clad in stone, the traditionally Tuscan interior of the farmhouse is rustic and very cosy with the added comfort of modern accessories: fully air-conditioned, it has four large bedrooms with private bathroom. The well-kept garden surrounding it, from where you can admire beautiful sunsets from the exclusive pool just a few steps from the entrances, stands in the quiet of the most authentic Tuscan countryside and surrounded by the hills of the Val D'Orcia, south of Siena. Situated in a hilly position, the property is a short distance away from the wonderful Renaissance towns of Pienza (13 km) and Montepulciano (5 km) and just 5 minutes from captivating Monticchiello, with its structure of typical medieval fortified borgo and sentinel, from its high dominant position, of wonderful panoramic views. The farmhouse is the ideal starting point for embarking on various itineraries: dedicated to wellness in the renowned spas in the vicinity (Bagno Vignoni, Chianciano Terme, Montepulciano, San Casciano dei Bagni), to art and quality cuisine in the well-known towns that dot the province of Siena, such as Montalcino, San Quirico d'Orcia, Castiglion d'Orcia, or to go towards Monte Amiata or the region of Chianti.

Interior:
Podere Bagnolo has two floors communicating via an external staircase. The main entrance on the ground floor leads into the living area with open-plan kitchen, dining and seating area (with ornamental fireplace). The floor is completed by two double bedrooms with direct access to the outside through French windows, both with private bathroom, one with hydromassage shower and the other with hydromassage tub. The external staircase on one side of the farmhouse leads up to the first floor with a living room with kitchenette, a double bedroom with ensuite bathroom with hydromassage shower and a double bedroom with ensuite bathroom with hydromassage tub.
Park:
The farmhouse stands within a farm estate that extends for about 135 hectares, consisting of agricultural land destined to livestock for grazing and for the production of dairy products. The 1000 sq m completely fenced-in park, for exclusive use of guests, consists of a beautiful large lawned garden, full of indigenous shrubs, olive trees, cypresses and flowering bushes. Next to the French window of the living room is the dining area, with a table, a barbecue and a big umbrella, just a few steps from the swimming pool. The park is accessed through an automatic gate, past which is the parking area about 20 m from the house.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The fenced-in pool, embellished by a beautiful panoramic setting, lies in front of the house which is about 8 m away and can be reached across the level lawn. The rectangular pool measures 6 x 12 m with the depth ranging from 1.40 to 2 m; bordered in stone and lined with PVC, it has chlorine purification and Roman steps for access to the water. The sunbathing area on the surrounding lawn is bordered by hedges and bushes and equipped with sunbeds, deckchairs, small tables and sun umbrellas. The pool will be open from the last Saturday in April to the first Saturday in October.

Description
You will find La Casina del Bosco in an extremely panoramic position, nestled among silver olive trees in the beautiful, green Alpe di Catenaia. The little house is located not far from the mountain pass that joins the two valleys of Casentino and Valtiberina and will allow you easy day trips in both valleys, in search of monasteries and castles and small, ancient villages carved in stone and unknown to most people. The splendid view that you will see every morning from your windows overlooks the surrounding luxuriant woods, thickets of ancient chestnut and oak trees, where wildlife still reigns supreme. All this makes the place extremely peaceful and almost enchanted.
The house is reached by a small unpaved road (approx. 2 km), which we do not recommend taking with sports cars. About 8 km away is Subbiano, an industrious village with supermarkets, restaurants and shops of all kinds, whose origins can be traced back to Roman times. In the small village of Falciano, just 3 km away, there is a typical Tuscan restaurant where you can enjoy pasta, meat and traditional dishes that we are sure you will not easily forget.
18 km away is the ancient city of Arezzo, to which we recommend you dedicate at least one day, strolling through its paved alleys and beautiful squares.
The little house that you will rent is the result of a recent restoration, built with ancient local stone but above all a depository of very distant origins, it was in fact once used by shepherds who stopped there during the transhumance.
For your days of complete relaxation, there is a panoramic swimming pool surrounded by olive trees ( size m. 6 x 2.70, depth m. 1.30 - open from 01st May to 30th September), a hydro-massage tub (5 seats, size m. 2.20 x 2.20 - available with extra charge), a pergola furnished with table and chairs to enjoy your meals in the open air, a barbecue and a fully equipped garden. The lower terrace is home to the main swimming pool, a rectangular structure measuring 20 x 8 meters, with a depth ranging from 1.10 to 2.5 meters. The pool is covered in PVC with internal lighting, features chlorine purification, a submerged ladder, counter-current swimming, and manually operated geysers, and is heated by solar panels. It is accessible via a 30-meter path and is open from the last Saturday in April to the first Saturday in October. The surrounding solarium is paved with travertine and wood and furnished with sun loungers, umbrellas, and a shaded gazebo. Adjacent to the main pool is a second circular children's pool, covered in mosaic, with shallow water, hydromassage, and a shower with both hot and cold water. The entire pool area is fenced for safety and privacy. Beyond the pools, the estate offers an impressive range of outdoor sporting and recreational facilities. A private fenced tennis court, covered in synthetic grass and equipped with lighting, covers approximately 400 sqm and is situated around 60 meters from the main house, adjacent to the parking area. 4 rackets are available for guest use. The owners reside discreetly in an annex located approximately 50 meters from the farmhouse and are available as a helpful point of reference for guests, while full privacy is guaranteed at all times. The Emma Villas Concierge Team is also at guests' disposal for any urgency or need during the stay, and all relevant telephone numbers are provided with the sending of the travel documentation.
Pets are accepted on request and must be small in size. Acceptance of animals at the property must be previously authorized by the owner upon communication of the number of animals, their size, and breed. An additional mandatory cleaning fee applies in the case of animals staying at the property.
The parking area is situated just inside the entrance gate to the property, approximately 50 meters from the farmhouse, and is available to guests throughout their stay.

Buca delle Fate enjoys a privileged position in the Valdarno area of Tuscany, situated between the Pratomagno ridge and the nearby Chianti region, and positioned approximately halfway between Florence and Arezzo. The property is located just a few kilometers from the Autostrada del Sole, making it easily accessible from major Italian cities and international airports.
The surrounding landscape is one of the most evocative in the valley, distinguished by the presence of the so-called crags, dramatic rocky erosions formed following the drying up of a large ancient lake that once covered the Arno valley, and which many believe to be portrayed in the backgrounds of paintings by Leonardo da Vinci. These formations offer enchanting scenery particularly at sunset, when shadows play across the steep walls and furrows of the terrain.
The property is accessed via the Setteponti road, the ancient route linking Arezzo and Vallombrosa, along which numerous CAI hiking and mountain biking routes depart, allowing guests to explore the entire area of the crags on foot or by bike. You will find the Agriturismo Le Balze in the heart of the Alto Valdarno, at the foot of Pratomagno, and 4 km from the small village of Castelfranco di Sopra. All around is a natural landscape of rare beauty, which will captivate you from the first moment, characterised by the presence of the 'Balze', secular examples of erosion that over the years have formed towers and rocky blades that rise majestically in the valley bottom.
In about 30 minutes by car you will be able to reach Florence, the cradle of the Renaissance. City of the ancient Medici family, a heritage not to be missed, with its artistic masterpieces, the colourful marble of the churches and the lofty architecture, the ancient bridges over the Arno river and the majestic noble palaces with their immense gardens adorned with fountains, sculptures, grottoes, staircases and paths.
The villa is divided into three independent flats, in one of which on the ground floor there is a double bedroom with a bathroom suitable for persons with disabilities. The structure was born from the recovery of old farm outbuildings close to the main house where the owners live, who will be, albeit in a discreet manner, a point of reference for all your needs.
The owners, thanks to careful renovation using traditional materials such as wood, terracotta and stone and comfortable furnishings, have ensured that the villa is perfect for spending a comfortable and restful holiday.
Villa Le Balze overlooks on one side a wooden porch, equipped with table and chairs and perfect for your dinners and evenings in company, and the lush garden where you will have a barbecue and a table tennis. On the other side, the house overlooks the swimming pool area (size 6x12 m, depth 1.40 m - open from 10 May to 15 September), which is completely fenced off and for the exclusive use of guests.
At Agriturismo Le Balze you can taste and purchase excellent wine and extra-virgin olive oil, vegetables, fruit, and all the products of the farm. In addition, on the ground floor of the house where the owners live you will find a small restaurant (maximum 25 seats), open both to the public and to guests of the villa. The Agriturismo Le Balze is located in the heart of the Alto Valdarno, at the foot of Pratomagno, and 4 km from the village of Castelfranco di Sopra. The nearest shops and supermarkets can be found in Montevarchi or San Giovanni Valdarno, about 10 km away. Here, in the small, pretty towns, you can spend an evening out for dinner or organise an aperitif with friends.
The property is divided into three apartments resulting from the restoration of old farm outbuildings close to the main house where the owners live. Traditional materials such as wood, terracotta and stone were used in the renovation carried out to maintain the building's rural and peasant origins. All the apartments overlook a wooden porch on one side, where you will have your own private space equipped with table and chairs to spend the cool summer evenings at dinner or with your family or friends.
In the large, green garden you will have a practical barbecue and a table tennis. The swimming pool in common use is located at the back of the building (size 6x12 m, depth 1.40 m - open from 10 May to 15 September) and is completely fenced. Laundry and ironing facilities in a common room.
