In case of cancellation of the booking, even if it is substituted by another one, the following penalties apply:
- the initial deposit (25% of total rent) if the cancellation is made between booking time up to 46 days before arrival date;
- 100% of total rental price if the cancellation is made from 45 days to arrival date or in case of no show.

Wunderschön gelegene Wohnung innerhalb eines großen Hauses indem die Vermieter auch selber wohnen. Diese hat man kaum bemerkt denn sie waren sehr darauf bedacht nicht zu "stören".Wir waren positiv überrascht denn die Bilder geben die schönen Räume gar nicht richtig wieder. Der Pool ist wirklich sehr schön und wir haben als Familie hier eine tolle Zeit gehabt. Allein die Zikaden waren manchmal etwas nervig ;-)

[English translation courtesy of Easy Reserve] Beautifully located apartment within a large house where the owners also live. You hardly noticed them because they were very careful not to disturb us. We were pleasantly surprised, as the pictures don't really reflect the beautiful rooms. The pool is really lovely, and we had a great time here as a family. The cicadas, however, were a bit annoying at times ;-)

Een heerlijk huis met een enorm tuin (olijfboomgaard) en een prachtig zwembad. Erg fijn dat er een BBQ was en een overdekt hoek waar lekker loungebanken staan. De verhuurder (die woont er vlak naast, maar waar je geen last van hebt) was erg behulpzaam als we vragen hadden. Ook was er in het huis een boek aanwezig met allerlei tips.

The villa is pretty nice and the large garden is really beautiful. The location is great as it is quite close to Lucca. However, we found the bathrooms and kitchen to be a bit basic, not what you would expect for the money you pay. The owners, who live under the same roof, were very responsive and helpful when we needed something or had questions.

La maison correspond aux photos.
Le cadre est magique , piscine de belle proportion au milieu des oliviers.
L’intérieur de la maison est fonctionnel, mais la vie se passe à l’extérieur.
Nous y avons passé un excellent séjour.

Wonderful place, beautiful garden with great swimming where we all did our swimming in the morning before having breakfast at the outside take with a stunning view. 3 bedrooms and 2 bathrooms, well equipped kitchen and a living room which we didn’t use as it was too nice outside. We loved the space outside, definitely a highlight. Hoping to go back, highly commendable for a family or friends gathering in a quiet area.

Das Haus hat uns sehr gut gefallen, alles war super sauber, schön eingerichtet. Der Garten und der Pool waren immer Tip Top, und die Vermieter wirklich sehr sehr diskret.
Allerdings haben die Angaben zum Haus nicht gestimmt: Weder war das Grundstück wie in der Beschreibung angegeben eingezäunt noch waren wir für uns(die Vermieter wohnen im gleichen Haus). Es hat trotzdem alles gut geklappt auch mit dem Hund. Aber eigentlich hatten wir was anderes gebucht.

[English translation courtesy of Easy Reserve] We liked the house very much, everything was super clean, nicely decorated. The garden and the pool were always tip top, and the landlords were really very, very discreet.
However, the information about the house was not correct: the property was neither fenced in as stated in the description, nor were we to ourselves (the landlords live in the same house). Nevertheless, everything went well with the dog. But actually we had booked something else.

We were very impressed with Casa Tonio. The house has been refurbished to a high spec and is beautifully laid out and equipped. The large pool, situated in an olive grove really makes the house as so many holiday properties have such small ones. In this one you can swim proper lengths. It is very conveniently located for Lucca and Pisa and you can walk to the local village for a meal in the evening opposite the church.

Two small things that we would have liked included better local restaurant info. The house book lists some out but they could be hit or miss in terms of quality. If there was a guest book where past guests could leave recommendations, I think it would be helpful to future guests. And the second thing was kitchen equipment. We cooked a lot. The house needs smaller pans, better cutlery, particularly sharp knives. But if you don’t cook, this won’t bother you.

We had a wonderful holiday and would recommend Casa Tonio to anyone looking for a relaxing, high quality holiday in Tuscany. We’d like to thank the owners.

Wonderful villa with everything we needed. Air con in bedrooms was marvellous for night time. Owners live next door and are lovely with excellent English. Beautiful gardens and large pool which we love loved. Villa in rural setting and very private - perfectly placed for visits to Lucca & Florence. Large supermarket 10 mins away. We would definitely return here, one of the best villas we have stayed at in 15 years of holidaying in Italy, Spain and Portugal.

Everything was fine. The property is beautifully situated. The highway is also easy to reach and it was a wonderful base for our day-trips to Pisa, Lucca, Florence, Siena and numerous other beautiful places.

We loved Casa Tonio. It is a beautiful villa in a quiet, pretty setting in the hills above Lucca. It was perfect for our family of five. the owner was very nice and spent time showing us around the olive groves surrounding the house and giving us a history of the land. A family friend of his provided us with a home cooked meal that was one of the best meals we had in Italy. We would highly recommend Casa Tonio and would like to return some day.

Casa Tonio is set amongst old olive groves overlooking the nearby village church, and located some 25 minutes by car from the town of Lucca. The local village cafe is a 10 minute walk. The casa comfortably sleeps six people, but the owners are currently in the midst of an extension which looks like it will double the capacity. Aesthetically, Casa Tonio is straight out of a Tuscan travel book. If we had a complaint, and it was only minor, it was the lack of bed pillows (one for each person only).
