The first apartment welcomes guests into a living room furnished with sofas and armchairs, a dining room with table and chairs, and a fully equipped kitchen providing all necessary amenities. This apartment represents the largest communal area, ideal for the full group to gather together. Also on the ground floor is a bathroom with shower. On the upper floor, you will find 2 double bedrooms, 1 bedroom with 2 single beds, and a large bathroom with shower. The second apartment, also accessed from the ground floor, features a living room, a large fully equipped kitchen with a dining table that can accommodate up to 10 people, 1 bathroom with shower, and a laundry room. On the first floor of this apartment, there are 2 double bedrooms and a second bathroom with shower. The villa is equipped with air conditioning, which is included in the rental price, along with a dishwasher, washing machine, and satellite TV. Heating is available and metered separately. The owner resides approximately 500 meters from the villa, ensuring that guests enjoy full privacy and exclusive use of the entire estate, including the pool, while remaining readily available to assist with any requests. Check-in is from 15:00 and check-out is by 9:30. The minimum stay is 1 week, and during high season bookings run from Saturday to Saturday. A late check-in after 7:00 PM until 11:30 PM is available, and check-in later than 11:30 PM must be arranged in advance and may require additional fees. A refundable security deposit of 500 euros is required upon arrival and will be returned before departure, less any charges in the event of damage. A tourist tax of 8 euros per person per night applies for the first 4 nights, with children under 12 years of age exempt. Final cleaning is included in the rental price. The non-heated swimming pool is the undisputed centrepiece of the outdoor area, positioned in a quiet and discreet corner of the garden that offers a particularly captivating panorama of the surrounding vineyards and the historic borgo of Montepulciano on the horizon. The rectangular pool measures 11 x 5 metres, with a depth ranging from 1.10 to 1.60 metres, and is lined in PVC with chlorine purification. Access to the water is provided via elegant Roman steps, while the surrounding border and sunbathing terrace are finished in refined travertine marble. A second portico, romantically draped in jasmine, is situated on the terrace at first floor level, in front of the French window of one of the first floor bedrooms, offering a more intimate outdoor retreat. The non-heated swimming pool occupies the most panoramic position on the property, set on a terrace at a higher level than the houses and reached via a few flights of steps followed by a stone path. South-facing and rectangular with one infinity side, it measures 6 x 12 metres with a depth ranging from 1.15 to 1.40 metres. Lined in PVC and bordered by travertine slabs that give way to a green lawn, the pool features 5 large steps for water access in one corner, chlorine purification, and internal lighting, with additional lighting in the surrounding area.
