Where the blue of Lake Trasimeno gives way to the thousand shades of green of the rolling Umbrian hills you will find Pupa House. In a quiet residential area, set in a natural terrace shaded by ancient pines, with a breathtaking view of the lake that you can enjoy especially at sunrise and sunset but also throughout the rest of your days from the beautiful porch. This space is furnished with a sitting area, for an aperitif in front of the sunset, and with a table, chairs and barbecue for your outdoor family dinners or barbecues on cool summer evenings.
The villa is divided into two independent apartments, one of which is inhabited by the owner.
The characteristic village of San Feliciano is 1.5 km away and can be reached by a short walk. Here you will find small shops for basic necessities, but above all you will have the opportunity to have lunch or dinner along the lake, with Isola Polvese as a backdrop. In Magione, about 5 km away, you will find supermarkets and shops of all kinds, and in Corciano a large shopping centre.
Lake Trasimeno, with its small towns, water sports opportunities and equipped beaches, is waiting to be discovered. In a little more than an hour you can make the complete tour by car, or better still enjoy a boat trip to Isola Maggiore, with its small fishing village, an activity that is also perfect for your children.
The large swimming pool will be at your disposal (size 12x6 m, depth 0.60-2 - open from 15 May to 30 September); occasionally it is also used by the owner who will be, albeit very discreetly, an excellent point of reference in case of need. You will have your own private space for your car within the fully fenced property, where even your small four-legged friends will be welcome.
The house is comfortable, furnished with particular taste by the owner with local antiques, has a large living room with sofas and an antique fireplace, two comfortable double bedrooms and a smaller one perfect for a child.
Certainly, in addition to the proximity to important centres such as Perugia, Arezzo and Siena, which you can visit with convenient day trips, in our opinion the highlight of the villa is the view from the house and its outdoor space. The beautifully maintained yard, rich with a wide variety of plants and flowers, frames the property with natural elegance and provides a serene outdoor environment for the entire duration of your visit.

The outdoor spaces at Poderino are a true highlight of the property, offering a harmonious blend of natural beauty and practical comfort. The park features an impressive variety of Mediterranean vegetation, including olive trees, cypresses, and holm oaks, while the area immediately in front of the villa is adorned with lemon plants, jasmine, oleander, and an assortment of potted flowers. Near the main entrance, a shaded parking area provides convenient vehicle access, and a dedicated alfresco dining area, sheltered by a sunbed canopy, invites leisurely outdoor meals in the open air. On the first floor, a spacious panoramic terrace furnished with a sofa and chairs offers sweeping views over the surrounding hills and the medieval town of Trequanda with its castle. Please note that the property photographs were taken in spring, so the flowering of plants and the colour of the garden grass may differ from what you will find upon arrival, depending on the season of your visit.
The non-heated panoramic swimming pool is situated approximately 20 metres from the farmhouse and is reached via a short walking path through the garden. The rectangular pool, oval-shaped on one side, measures 5 by 10 metres, with a depth ranging from 1.20 metres to 1.85 metres. Entry into the water is via a ladder, and the pool is equipped with a chlorine purification system as well as an internal lighting system. The surrounding solarium area features traditional cotto paving and grass, and is furnished with tables, sunbeds, sun umbrellas, and a cold outdoor shower. Lovely olive trees frame the pool without obstructing the magnificent views of the countryside and the hills beyond. The pool is open from the last Saturday of April until the first Saturday of October.

Poderino is configured to comfortably accommodate up to 6 guests across 3 bedrooms and 2 bathrooms, spread over 2 levels that are connected both internally and externally via sets of stairs. The ground floor is entered through the main entrance, which opens directly into the living room. To the right, a room housing a billiard table provides an entertaining space, while to the left, the dining area flows naturally into the fully equipped kitchen, which is adjacent to a pantry and laundry space. A service bathroom completes the ground floor layout.
The upper floor is dedicated to the sleeping area and includes 3 double bedrooms. One of these bedrooms features an en-suite bathroom with a bathtub, offering a private and comfortable retreat. The house is formed by a main body with two floors and the tower, with a further two floors. The main entrance on the ground floor leads into the living area with the rooms connected one to the another, a typical built-in kitchen with 2 marble sinks and dining area with direct access to the outside, an elegant dining room connected to the living room with ornamental fireplace and direct access to the garden. This floor is completed by a bathroom with shower and laundry area. A stone staircase leads up to the first floor with two single bedrooms sharing a bathroom with shower, a double bedroom with queensize bed and ensuite bathroom with tub, and another double bedroom with kingsize bed and ensuite bathroom with shower; the latter communicating with a study/reading room (with access to an outside terrace) and with the stairs leading to the upper floors of the tower, each with a double bedroom with private bathroom. A wooden staircase leads up to the second floor, consisting of a double bedroom with kingsize bed and ensuite bathroom with shower. On the third floor is the last double bedroom, also with ensuite bathroom with shower and connected via a flight of stairs to the top floor of the tower, with two single, joinable beds. This room has two French windows leading outside to a long corridor going round the tower with a panoramic, 360° view.

The property covers an area of about 3 hectares, in part covered by accessible woods while the rest is made up of the park around the house, ensuring privacy and tranquillity. Just past the entrance gate is the well-kept garden with lawn and various trees - pines, holm oaks, cypresses, medlar and figs - a lovely holly bush and lots of vivid blooms, particularly roses and hydrangeas, which transform the garden into a colourful “living area”, equipped for relaxing in at any time of the day, with a shaded dining area where you can sample the typical dishes in the open air. All along the garden, with orchard, vegetable garden and a long pergola shaded by vines for strolling in the shade, outdoor sitting areas have been set up, in the coolest and most secluded places where you can just sit and relax. In the vicinity of the pool area, in a strategic vantage point overlooking the pool and the surrounding area with the neighboring villages, another dining area with barbecue has been set up.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

The pool area is located in a well-delimited area of the garden, placed on a slightly lower level than the tower and in a beautiful panoramic position. It is reached across the lawn and down a flight of stone steps. The pool measures 17x9 m with a depth that varies from 90 to 220 cm. Large steps on one side, or a metal ladder, lead into the water It is lined in clear PVC with a stone border; sunbeds and umbrellas are set out along the perimeter paved in terracotta and on the large manicured lawn that stretches to a terraced area with table and chairs and barbecue, ideal for poolside meals. Next to the pool is a cold-water shower and down a short flight of steps is a bathroom with shower, changing room and kitchenette with sink and refrigerator. The pool is purified with chlorine and is open from the last Saturday in April until the first Saturday of October.

Antico Mulino is part of a stone Tuscan farmhouse of very ancient origins. For generations the Lepri family has handed down the mill from father to son, and since the early 1900's it has been a very important reference point for the local farming community. On the ground floor of the villa you can still fill your eyes admiring the ancient stone millstones which produced the flour used to prepare the famous Tuscan bread. A true piece of Tuscan history!
The two double bedrooms and three bathrooms make this villa particularly suitable for families with children and couples of friends. Your small size four-legged friends are also welcome (extra charge could be required).
The villa is located on the edge of a green valley, in a position easily accessible but at the same time quiet and peaceful. Arezzo, with its fancy shops and every kind of service, is only 12 km away and can be reached in about 15 minutes by car.
The villa has a private swimming pool (size 10x4 m., depth 1,40 m. - open from 01st May to 30th September), fenced and totally safe for children.
