Vila la Cipressina is a picturesque 6 bedroom villa that sleeps up to 15 and offers a full Tuscan experience. The villa has breathtaking views of Montepulciano and Cortona and is surrounded as far as the eye can see by vineyards that produce some of the finest wine in the region. Originally built in the 1850’s as part of a large wine and olive oil producing estate, the villa has recently been carefully restored, respecting the traditions and original materials of Tuscany.

Today, the owners of the villa carry on the tradition, producing a boutique wine and olive oil. As part of the experience, visitors of Villa la Cipresina are invited free of charge to take part in a wine tasting with the owner, who not only makes wine but also is a graduated sommelier trained in Montalcino, Tuscany.

Also free of charge, guests of the villa will find a welcome basket of breakfast items and kitchen ammenities. A fruit orchard on the property is available for free snacking anytime, and there are varieties that mature continually May through October. All cultivation processes are strictly organic.

The villa is decorated with a timeless, classic Italian style that combines country charm with modern luxury such as air conditioning in all bedrooms, and spacious bedrooms and showers. There is a WiFi network, TV and DVD player.

Guests will enjoy the grounds which include a large swimming pool (10x5m and is open from Mid-May to end of September )

Interior Description

Ground Level
Characterized by a beautiful Tuscan tiled floor and 14 large recovered brick arches.

The house provides air-conditioning to all the bedrooms and wi-fi connection and high speed internet within the house.

Large family style kitchen equipped with large gas stove, dishwasher, full sized refrigerator and other appliances such as American and Italian coffee makers and Tea Kettle. The kitchen has a large glass arch door that leads to the back terrace and pool area, with a BBQ for outdoor grilling.
The ‘Great room’ which features two seating areas one around a wood burning stove and the other with a flat screen TV with satellite TV. Families and groups will enjoy the spacious area which is characterized by original restored large brick arches which span the length of the room.
Formal dining area and wine enoteca.
Three large double bedrooms with air conditioning and each with ensuite bathroom with shower. For a family with small children, or group of older kids or young adults, the largest of the bedrooms could sleep up to 4 with a sofa bed that opens to sleep two.
Utility room with washing machine and extra house supplies.
The villa provides all the kitchen and washing essentials such as dishwaher and washing machine detergent, dish soap, garbage bags, paper towels etc

First Floor
Characterized by tall ceilings with a beautiful restored ceiling with antique terracotta tiles and large chestnut beams.
The first floor has 13 windows all with spectacular views of the Tuscan countryside from different perspectives.
Full kitchen featuring a traditional gas stove, dishwasher and refrigerator. The room is characterized by a fireplace with grill for cooking.
Living room area with large overstuffed leather chair and spacious sofa for relaxing.
Two large bedrooms with ensuite bathrooms and air conditioning. The largest suite has a corner bathtub and also a walk-in tiled shower and windows with spectacular views of Montepulciano.
The other bedroom has is its own bathroom with shower

Ground Floor – Guest Cottage
A separate annex holds the guest cottage, just 10 meters from the main villa.The guest cottage is very large, 55sqm and sleeps up to three with twin beds and a sofa bed. The guest cottage also has air conditioning and a large bathroom with shower. There is a seating area with a long table that overlooks the back patio and pool area through a large three paneled glass door.
