In the panoramic area in front of the property, a well-kept lawn is beautifully embellished with citrus plants and a variety of medicinal herbs, all framed by colourful flowers that enhance the villa's picturesque setting. Beyond the fenced perimeter, expansive olive groves surround the estate, from which the owners produce an organic extra virgin olive oil available for tasting upon request. Please be aware that photographs of the garden were taken in spring, and therefore the appearance of the flowers and lawn may vary depending on the season of your arrival.

A large shaded portico connects the interior living spaces to an outdoor dining and living area, offering a panoramic view of the surrounding landscape and providing the perfect setting for al fresco meals and relaxed evenings in the open air.

From the garden, a flight of stairs adjacent to the entrance gate leads down to the swimming pool, which is non-heated and dramatically positioned to overlook the city, offering a truly unique and memorable view. The pool is elliptical in shape, measuring 5x8 m with a depth of 1.20 m, and features an internal PVC coating in a vivid blue tone that contrasts beautifully with the light wood-coloured stoneware of the large surrounding solarium. Both the pool interior and the sunbathing area are equipped with lighting, allowing for enjoyable evenings outdoors. Comfortable sun loungers and deck chairs are arranged in the shade of a large sail, creating a relaxing atmosphere throughout the day. Access to the water is facilitated by a convenient metal ladder, and water purification is managed through a chlorine-based system. The pool area is enclosed by a laurel hedge and accessed through a dedicated gate, located approximately 40 m from the main building. The swimming pool is open from the last Saturday in April to the first Saturday in October.

On the ground floor, a large and brightly lit open-plan room serves as the heart of the villa, encompassing a dining area, a sitting area with a dedicated TV corner, and a relaxation zone that can also be configured as a work station if required. From the relaxation area, the space flows naturally into a fully equipped kitchen. Also on the ground floor is a double bedroom complete with an en suite bathroom featuring a shower. Large French windows open directly onto the outdoor dining and living area beneath the shaded portico, creating a fluid connection between the interior and exterior spaces.

A staircase from the ground floor leads up to the first floor, where 4 additional bedrooms enjoy panoramic views over the surrounding Tuscan landscape. Of these, 3 are double bedrooms: 2 are equipped with their own en suite bathrooms, and 1 shares an adjacent bathroom with the remaining single bedroom. Air conditioning is available in 2 of the double bedrooms on this floor.

The property borders at the rear with the part of the estate inhabited by the owners, which means that assistance is readily available from the owners themselves should any need arise during the stay.

Pets of small and medium size are welcome at the property. Prior authorisation from the owner is required before arrival, and guests must communicate the number, size, and breed of their animals in advance.

Regarding the tourism tax, children under 14 years of age are exempt from payment. The tax applies per person for the first 6 nights of the stay.

The stay includes a Zer0Dep Guarantee, meaning guests are not required to pay a security deposit either on balance or upon arrival. This guarantee includes EuropAssistance coverage in the event of accidental damage to the property during the stay, up to a maximum of 1,500.00 € and subject to the limitations provided by the policy.
