Outdoors

The outdoor spaces of Villa Leonardo are as impressive as the interior, offering a variety of settings in which to relax, dine, and entertain. The vast enclosed park extends over 2 terraced levels in front of the villa entrances on both the ground floor and the first floor, encompassing approximately 6,000 square metres, of which 4,000 are lawn featuring more than 1,300 plants and tall trees. A constant breeze flows through the garden, encouraging guests to unwind in the peaceful surroundings, while the rich vegetation discreetly screens the proximity of the nearby motorway, though in certain climatic conditions a distant sound of traffic may occasionally be heard. Directly adjacent to the villa entrances, a veranda provides a charming setting for outdoor dining, while a comfortable seating area invites guests to linger in the open air. In front of the annex and overlooking the pool, a portico furnished with sofas and tables offers the perfect vantage point for enjoying an aperitif at sunset. The south-facing pool area lies in a panoramic position just a few steps from the annex and approximately 20 metres from the main villa, reached via a paved path bordered by flowering shrubs. The rectangular pool measures 6 by 12 metres with a depth of 1.50 metres and is lined in PVC with salt treatment purification, internal lights, Roman steps, and a ladder for water access. The expansive stone-paved and lawn sunbathing area surrounding the pool is equipped with sunbeds, deckchairs, umbrellas, and tables. Additional facilities in the pool area include a hot and cold-water shower, a small bathroom, and speakers. A covered gazebo with armchairs and a handy fridge completes this outdoor haven. The pool is non-heated and open from the last Saturday of April until the first Saturday of October, though heating is available on request from May to October. Please note that photographs of the property were taken in spring, and therefore the flowering and colour of the garden grass may differ at the time of arrival.

Unit Layout

Villa Leonardo is a generously proportioned property capable of accommodating up to 36 guests across 15 bedrooms and 15 bathrooms, distributed between the main villa and a separate annex located just a few metres away near the pool area. The main villa is arranged over 3 floors and an attic, and its positioning on terraced land allows direct external access from both the ground floor and the first floor. The main entrance on the ground floor opens into a large hallway with a seating area, flanked on 2 sides by 2 dining rooms. Beyond the hallway lies a fully equipped professional kitchen, followed by 2 double bedrooms, both featuring windows without a view and each with an ensuite bathroom with shower. The ground floor is completed by a guest bathroom and a laundry room. The first floor, accessible both via the internal staircase and directly from the outside through an entrance at the rear of the house, hosts 4 double bedrooms and 1 twin bedroom with joinable beds, all with private bathrooms with shower. Also on this floor is a two-level suite comprising, on the lower level, a spacious living room with direct outside access, and on the upper level, reached by a flight of stairs, a double bedroom and a twin bedroom with joinable beds, all sharing a bathroom with shower. An internal staircase leads to the second floor, where 4 double bedrooms are located, each with a private bathroom: 3 with shower and 1 with an ensuite bathtub and shower. The attic comprises a double bedroom with a bathroom with shower, as well as a further double bed situated in a room with a ceiling height of 1.30 metres, which also has its own bathroom with shower. In 4 of the larger rooms, it is possible to add a single bed. The annex, positioned just a few metres from the main villa and close to the pool area, consists of a suite with a seating room, a double bedroom, and a bathroom with shower.
