Tenuta di Campagliana is a beautiful country house, located 200 meters above sea level in the Tuscan hills. The property consists of two houses and is situated in a secluded and quiet location, offering stunning views of the surrounding countryside. The center of Vinci is just 1.5 kilometers away, while Florence and Pisa are 38 and 55 kilometers away, respectively.

The property covers 4 hectares and features a large swimming pool (12 x 6 meters) with a depth of 120-200 centimeters. The pool area also includes a WC and an outdoor shower, as well as garden furniture for guests to relax and enjoy the sun. The pool is available seasonally from May 4th to September 27th. Heating is available from November 1st to April 7th and is charged separately. Guests can also enjoy narrow motor access to the house and on-site parking.

Tenuta di Campagliana is conveniently located near various amenities, including a grocery store (2.5 km) and a supermarket (7 km). The sandy beach of Marina di Pisa is 73 kilometers away, while the thermal baths of Montecatini Terme are only 20 kilometers away. The property is also close to a 3-hole golf course (5 km) and tennis courts (1 km). Nearby attractions include Carmignano (15 km), San Miniato (18 km), Pistoia (27 km), Montecarlo (30 km), San Casciano in Val di Pesa (37 km), and Lucca (47 km).

Interior Description

This spacious Villa/Farmhouse/Home boasts 8 rooms spread across 404 m2 on 2 levels. On the ground floor, you will find an open living/dining room complete with a shower/bidet/WC, satellite TV and air conditioning. Additionally, there is a dining room with a kitchen corner, shower/bidet/WC and air conditioning. Two bedrooms, one with 2 beds and the other with 1 bed, both with satellite TV and air conditioning, complete this level. The open kitchen includes 4 hot plates, oven, dishwasher, microwave, and freezer, as well as an additional shower/bidet/WC.

Upstairs, there is a large room with a double bed and 1 single bed, along with a shower/bidet/WC, satellite TV and air conditioning. The entrance hall is also air-conditioned, while the remaining 3 bedrooms each include satellite TV. The lounge area and a shower/bidet/WC complete the upper level. Outside, you will find terrace furniture that offers a panoramic view of the countryside.

This Villa/Farmhouse/Home is equipped with a washing machine, iron, children's high chair, baby cot for up to 3-year-olds, and a hairdryer. Additionally, it includes internet access (WiFi, free) and is suitable for families.

The depandance, or annex, includes a dining room with a kitchenette (4 burners, oven, fridge). Please note that the pizza oven and barbecue are not in use.

It was more than excellent!
A beautiful house in a beautiful surrounding
Everything was perfect
The swimmingpool, the rooms, the number of bathrooms, the living, the cosey kitchen with percolator!
And it was all ours!
It feels like a little village for ourselves
Totaly safe!
And Anna, the owner, was really nice and helpful
It is in the middle of tuscany
So, Florence is reachable in 45 minutes, as well lucca. Pisa is about a hour to drive.
A car is necessary!
