A laundry room completes the outdoor service facilities. The expansive lawns are dotted with olive trees and embellished with bronze animal sculptures, lending the grounds a distinctive artistic character. Two marble staircases connect the basement level to the ground floor, reinforcing the elegant relationship between the villa and its landscape. Please be aware that photo shoots are typically conducted in spring, so the colors and blooms of the gardens, lawns, and park may vary depending on the time of your arrival.

The fenced swimming pool area is positioned in front of the main house and can be reached either by ascending the marble stairs or directly from the lawn through a wooden fence gate. The pool is non-heated, rectangular in shape with Roman steps, and measures 16 x 8.5 meters, with a depth ranging from 1.05 to 1.40 meters and a 20-centimeter beach entrance. It features a Bisazza mosaic coating and a chlorine filtration system. The surrounding marble terrace is equipped with sun loungers, a gazebo, and a shower with both hot and cold water. The pool is open from the last Saturday of April to the first Saturday of October. The area is naturally screened by olive trees and aromatic plants, ensuring a sense of privacy and intimacy throughout your stay.

The regulation tennis court is a concrete playing surface measuring 10 x 23 meters and is situated along the property's access road, available for guests to enjoy throughout their stay.

Unit Layout

Podere Terranuova accommodates a maximum of 12 guests across 5 bedrooms and 6 bathrooms, distributed between the main house and the annex. The main house spans approximately 400 square meters and is organized across three levels. On the ground floor, a grand entrance hall features a central spiral staircase set against an Azul Cielo marble backdrop. A contemporary kitchen with a central island and French windows opens directly onto the patio, while an adjacent dining room also benefits from French windows. 2 double bedrooms on this level share a bathroom with shower. The basement level offers an open-plan living area with a sofa, television, dining table, and a contemporary fireplace, with 2 sliding doors providing direct access to the outside. This level also includes a bathroom with shower and a closet. On the first floor, a double bedroom features a divisible bed and a private bathroom with a hot tub, while a second double bedroom includes a walk-in closet and a private bathroom with shower, double sink, and sauna. Please note that all fireplaces throughout the property are ornamental.

The annex is a self-contained and private space ideal for smaller groups within a larger party. On its ground floor, an open-plan living area combines a sitting room, television, and kitchenette, with a bathroom with shower. French windows open onto a loggia with seating and access to the barbecue area with wood oven. The first floor of the annex features a mezzanine space with 2 single beds, a double bedroom, and a bathroom with shower. Please note that the annex loft is not divided into separate rooms.

Podere Terranuova welcomes pets, subject to prior written authorization from the owner. Guests must communicate the number, size, and breed of their animals in advance, and acceptance is at the owner's discretion. The property is fully fenced, offering a safe environment for both guests and their animals. The swimming pool is open seasonally, from the last Saturday of April to the first Saturday of October. All fireplaces within the property are ornamental and cannot be used for heating purposes. The annex loft is an open mezzanine space and is not divided into separate enclosed rooms. Parking is available privately on the property. The rental rate includes utilities covering electricity, water, gas for kitchen use and hot water, as well as weekly linen change and both initial and final cleaning. The stay is also covered by the Zer0Dep Guarantee, meaning no security deposit is required either on balance or upon arrival. This coverage is provided through EuropAssistance and applies in the event of accidental damage to the property during your stay, up to a maximum of 1,500.00 euros and subject to the limitations set out in the policy terms.
