Here guests are welcomed into six charming units that reflect a rare and authentic form of hospitality: the Albergo diffuso—literally, a ‘scattered hotel’. Developed in Italy, this model revitalizes once-abandoned villages by blending comfort with local tradition in a truly immersive experience- in fact the "borgo" is a shared community between locals that live here permanently, and travelers that was born in the late 1980's.
Our collaboration with this placa was born to promote a network of local chefs, farmers, winemakers, guides, and hospitality professionals — all working together to create meaningful moments that we hope will make your stay one to remember.
My team (I am Tuscany) and I will take care of the accommodation side of your experience — from the moment you book to the day you arrive. Before your stay, we’ll coordinate with you to plan any extra services or personalized experiences, so everything is ready and tailored to your needs before you arrive.
Simona, the soul of this place, will welcome you into her world: her home, her kitchen, around her table, or walking through the vegetable garden — the orto. On the plate, a cuisine that arises spontaneously: the garden decides the menu, and we simply follow its lead.

The village of San Giustino Valdarno with restaurants, bars and shops is about 1 km away and can be easily reached on foot with an enchanting walk through vineyards and olive grow.
Maximum relax in the beautiful private swimming pool (mt. 10x4,5, depth mt. 1,40, completely fenced - open from 01st May to 30th September ) with solarium equipped with deckchairs, tables and sun umbrellas and in the gazebo overlooking the valley below. In front of the house you will have a large fenced-in courtyard equipped with a table and chairs on the nice porch, where you can enjoy grills and good local wine. The house is located just a few kilometres from Siena and Arezzo, and we certainly recommend a visit to both. The first floor of the main building comprises 2 double bedrooms and 1 double bedroom, with a seating area between the bedrooms furnished with a comfortable double sofa bed. This floor also includes 2 bathrooms, one equipped with a shower and the other with a bathtub. The cottage accommodates 2 plus 2 guests and has a large entrance leading to an expansive living area with open kitchen, characterized by very high ceilings with exposed bricks and beams. The master bedroom overlooks the olive grove, with an adjacent bathroom featuring a shower. A spiral staircase ascends to a beautiful loft with partially low ceiling, containing a single bed and one measuring one and a half squares. The same spiral staircase descends to the lower floor where a laundry room with washing machine and a second bathroom with shower are located.

Check-in is available between 3 pm and 7 pm, with check-out required by 10 am. The swimming pool is open from 01 May to 31 October. The rental price includes water, gas, final cleaning, and linen for rooms and bathrooms, with linen changes provided weekly. Upon arrival, you will be required to provide a security deposit of 500 euros, which will be returned at the end of your stay minus the cost of any damages incurred. Pets are welcome at the property for an additional charge per week. Upon arrival, a tourist tax may be required according to the regulations of the municipality.

A beautiful villa born from the skilful and refined renovation of an old manor house built at the end of the 19th century and situated in a panoramic position on a hilltop overlooking Lake Chiusi. Villa Poggio Falcone is located on the edge of interesting tourist itineraries dedicated to the discovery of the Etruscans and nature. The town of Chiusi is only 7 km away, while Castiglione del Lago and Lake Trasimeno are 13 km away.
A few tens of metres from the villa is the 'Sentiero della Bonifica' (Land Reclamation Path), an interesting pedestrian-cycling route that connects Arezzo to Chiusi along the Canale Maestro della Chiana. The route is quite flat and therefore suitable for walks and cycling for the whole family. For nature lovers and birdwatchers, on the other hand, there is the Montepulciano Oasis just 10 minutes away.
It won't be difficult to make families with children or groups of friends happy in such a beautiful location, combining interesting day trips with relaxing days around the large private swimming pool (size m. 6x12, depth m. 1.00-1.60 - open from 01st May to 30th September) with solarium equipped with sun beds, tables, chairs and umbrellas. Also next to the swimming pool there are Jacuzzi and Sauna (available during the whole year included in the rental price).
