On the upper floor, you will find 2 double bedrooms, 1 bedroom with 2 single beds, and a large bathroom with shower. The second apartment, also accessed from the ground floor, features a living room, a large fully equipped kitchen with a dining table that can accommodate up to 10 people, 1 bathroom with shower, and a laundry room. On the first floor of this apartment, there are 2 double bedrooms and a second bathroom with shower. The villa is equipped with air conditioning, which is included in the rental price, along with a dishwasher, washing machine, and satellite TV. Heating is available and metered separately. The owner resides approximately 500 meters from the villa, ensuring that guests enjoy full privacy and exclusive use of the entire estate, including the pool, while remaining readily available to assist with any requests. Check-in is from 15:00 and check-out is by 9:30. The minimum stay is 1 week, and during high season bookings run from Saturday to Saturday. A late check-in after 7:00 PM until 11:30 PM is available, and check-in later than 11:30 PM must be arranged in advance and may require additional fees. A refundable security deposit of 500 euros is required upon arrival and will be returned before departure, less any charges in the event of damage. The history of the farmhouse is also fascinating. In ancient times, the Valdichiana was a swamp and before the land reclamation took place, its waters lapped the land of the property and just a few steps from the house there was a small harbour for boats that connected by water to the surrounding villages.
Today the villa is part of a farm that includes vineyards, cereal crops, farmyard animals and beautiful horses. About 1 km away, at the owners' residence, you will be able to enjoy the organic produce from their vegetable garden free of charge. Their paddocks, should you travel with your horses, will be at your disposal (service available for a fee).
Around the villa, you will enjoy a large, completely fenced green space perfect for your morning or evening walks even with your four-legged friends. Inside the park there is also a woodland path (approx. 500 m) where you can relax, walk and organise cool snacks.

Usciano is an ancient village of medieval origin, located a few kilometres from the city of Arezzo. It is located on a panoramic position, perched on a high hill, surrounded by olive groves and green woods of oak and holm-oak. The stone farmhouse and its two small houses date back to 1851, when the small village was inhabited by woodcutters, farmers and chestnut growers, the atmosphere alone will immediately take you back to those times.

Borgo di Usciano can be reached by an unpaved road through the woods of about 1.5 km, which is well maintained and suitable for all types of cars.
