The farmhouse is surrounded by a large garden shaded by tall trees, decorated with pots and flowers and equipped with table, chairs, umbrellas, swing and barbecue. Under the large centuries-old oak tree, to the side of the house, there is a small corner designed for relaxing with a good book or for an evening chat with friends and a glass of wine. The beautiful 5 x 10 m swimming pool (depth 1.40 m - open from 01st May to 30th September), for your exclusive use, has sunbeds and umbrellas and a comfortable bathroom with shower. Two covered parking spaces are also available.

The first floor hosts 5 double bedrooms, each with its own en-suite shower room and minibar fridge; 1 bedroom can be converted into twin beds upon request, and 2 bedrooms can each accommodate an additional single bed. All rooms overlook the park. The basement includes a second kitchen, a spacious open-plan area for activities such as wine tasting and cooking classes, a cellar stocked with fine Tuscan wines including Montalcino, Montepulciano, and Chianti, a living area with sofas, and a billiard table. Villa Joy is set in a beautiful garden, a veritable green island in the centre of which is a large swimming pool and various areas organized for relaxation and fun in the open air. The property is located in a residential area along the main road leading to the town, in the picturesque landscape of the Tuscan countryside; its strong point is the location (4 km from the A1 motorway, the Autostrada del Sole), ideal for visiting the numerous tourist spots in the surroundings and just a short distance from the main road links that will bring you within easy reach of the art cities of Siena, Arezzo, Perugia and Cortona. Interior:
A short flight of 7 steps leads up to the main entrance which opens into the living room with TV and seating areas, the latter facing the beautiful terrace, completed by a gym, which overlooks the garden. From the living room a few steps lead to the sleeping area of this floor, comprising two double bedrooms, one with a round bed (diameter 2,45 m), sharing a bathroom with shower. On the lower floor, is the kitchen with dining area (also equipped with washing machine) and a twin bedroom (with joinable beds) with ensuite bathroom with shower. Air conditioning in the bedrooms.
Park:
The park and the garden, completely fenced-in with netting and hedge screens (height about 2 m) guaranteeing privacy, extends over an area of about 2500 sq m which includes a 2-car parking area near the entrance gate. The garden surrounding the villa consists of paved surfaces in terracotta and large areas of lawn enlivened by flowering bushes, olive trees, cypresses, lime trees and a shady catalpa with two benches under it. The large stone portico outside the kitchen, is equipped with table and chairs for outdoor dining. NB. Near the villa (about 300 m away), not visible from any side, is an abandoned industrial shed.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
Just 10 m from the villa, the swimming pool lies in the centre of the garden and is accessible via a strech of garden. The rectangular-shaped pool has one oval side, Roman steps and a stone border. Lined in PVC, it measures 6 x 12 m with the depth varying from 1.20 to 2.10 m and it has internal lighting. It has chlorine purification. The sunbathing area, paved in serena stone around the pool, extends to the manicured lawn with sunbeds, a gazebo with table and chairs for outdoor dining and a convenient solar shower. The pool is open from the last Saturday in April until the first Saturday in October.

The complex consists of two residential structures: the main house with adjacent annex and a second annex. The MAIN HOUSE has two floors and follows the terraced morphology of the garden which also permits outside access from the bedrooms on the upper floor. The living area on the ground floor consists of an open-plan area with sitting room, satellite TV and fireplace, dining table and built-in kitchen. A double bedroom and a bathroom with shower (which can become ensuite thanks to a double door that separates it from the living area) complete the floor. An internal staircase leads upstairs to a reading room, three double bedrooms and three bathrooms with shower, two of which are ensuite. The ANNEX, located next to the house, is composed of a living room with kitchenette on the ground floor and a twin bedroom with ensuite bathroom with shower and terrace on the upper floor. The second ANNEX, about 30 m from the house, consists, on the ground floor, of a living room with a sofa and large table. The main building sleeps 8 plus 2 guests and features a large living room with fireplace on the ground floor, with two doors leading to the covered terrace and garden. The ground floor also contains a spacious country-style kitchen with marble top and a fireplace barbecue, a double bedroom with walk-in wardrobe and garden access, a bathroom with shower and a separate laundry room. The first floor of the main building comprises 2 double bedrooms and 1 double bedroom, with a seating area between the bedrooms furnished with a comfortable double sofa bed. This floor also includes 2 bathrooms, one equipped with a shower and the other with a bathtub. The cottage accommodates 2 plus 2 guests and has a large entrance leading to an expansive living area with open kitchen, characterized by very high ceilings with exposed bricks and beams. The master bedroom overlooks the olive grove, with an adjacent bathroom featuring a shower. A spiral staircase ascends to a beautiful loft with partially low ceiling, containing a single bed and one measuring one and a half squares. The same spiral staircase descends to the lower floor where a laundry room with washing machine and a second bathroom with shower are located.

Other Information
Check-in is available between 3 pm and 7 pm, with check-out required by 10 am. The swimming pool is open from 01 May to 31 October. The rental price includes water, gas, final cleaning, and linen for rooms and bathrooms, with linen changes provided weekly. Upon arrival, you will be required to provide a security deposit of 500 euros, which will be returned at the end of your stay minus the cost of any damages incurred. Pets are welcome at the property for an additional charge per week. Upon arrival, a tourist tax may be required according to the regulations of the municipality.

Pozzonovo is an old farmhouse divided into 3 comfortable apartments and is the result of the skilful and careful renovation of a stone building. The three units have independent entrances and in the garden their own area equipped with a table, chairs, sun umbrella and barbecue, perfect for enjoying your meals in the open air.
You will find the farmhouse immersed in the Valdichiana countryside and, at the same time, close to the village of Castiglion Fiorentino, which can be easily reached on foot with a walk of about 1.5 km. From the railway station in Castiglion Fiorentino it will be easy to travel by train for day trips to Florence, Rome and other interesting cities in central Italy.
We advise you to immerse yourself in the life of the small village, its shops, bars and restaurants; you will get a glimpse of country life that still harks back to ancient traditions and customs.
The stone walls, wooden and brick ceilings and simple but comfortable furnishings give the apartments a special charm. You will immediately feel at home, welcomed by a warm atmosphere and by Mrs Rita, the owner, who is always ready to assist her guests in times of need.
Together with the owner, you will be able to make use of the large outdoor area, a cool, large 6 x 12 m swimming pool (depth 0.90-1.40 m - open from 01 May to 30 September) located in front of the house, the badminton court, table tennis and bowling green.
