Within the property, on request, it is possible to taste and buy the extra virgin olive oil produced by the estate, to organise lessons in typical cuisine in the large professional kitchen, and to avail yourself of staff and a personal chef for your entire stay.
Interior:
The complex follows the typical structure that is historically defined as "courtyard house", consisting of a main body and a separate annex (located opposite) composed of several residential units, for a total of about 1200 sq m and organised around a central courtyard where all the various entrances are located. MAIN BODY. On three floors. On the ground floor, through the courtyard, you enter the main door which opens into a large living room with sofas and TV area. A short corridor leads to the dining room, connected to the professional kitchen which, through a French window, leads to the courtyard set up for outdoor dining and to a service bathroom. The ground floor is completed by three double bedrooms (two with divisible bed) with private bathroom with shower. An external staircase next to the main entrance leads up to the first floor where, crossing a terrace equipped with tables, you come to a living room with fireplace and six bedrooms: a double with ensuite bathroom with shower and tub, a twin (with joinable beds) served by a bathroom with tub and shower, and four doubles (two with divisible bed) with ensuite bathroom with shower. On the second floor, accessed from the first floor corridor via a simple spiral staircase, is a double bedroom and a bathroom with shower. ANNEX. Located in front of the main building, it consists of two, not internally connected, floors. On the ground floor are three double bedrooms with ensuite bathroom with shower, each with independent access and not communicating internally. Two flights of steps, located on the front façade, lead to the first floor bedrooms: the first flight leads to a double room (with divisible bed) with ensuite bathroom with shower. The second flight leads to a landing with two independent bedrooms: a double with ensuite bathroom with shower and tub and another double with ensuite bathroom with shower (both bedrooms have a divisible bed). The laundry is located in an external room behind the kitchen. Air conditioning only in the bedrooms.
Park:
48 hectares of land surround the borgo, distributed amongst extensive woodland, immense arable fields, meadows and a vast olive grove where you can walk or practise sport, immersed in nature. The park pertaining to the borgo extends for about 4 hectares and includes areas paved in terracotta, with seats and small tables, and areas of lawn embellished with tall trees, olive and fruit trees and thick bushes of herbs. In the courtyard onto which all the entrances open, particularly that of the kitchen, a dining area has been set up with tables and chairs with, close by, a wood oven and barbecue. A large loggia a short distance from the courtyard and the terrace on the first floor of the main house are perfect relaxation areas, where you can sit and admire the panoramic views. Next to the structure is a large parking area.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool is located in the part of the park that borders the wood and is surrounded by tall shady trees. It can be reached from the courtyard along an internal path of about 350 m. Rectangular and measuring 8 x 10 m with a constant depth of 1.40 m, it is lined in PVC and bordered by terracotta paving. It has chlorine purification, a metal ladder for access to the water and internal lighting, which is also present throughout the surrounding area. The lawn, part of the sunbathing area, is equipped with umbrellas, sunbeds and a cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October.

Lovingly restored by its current owners, who reside discreetly on the upper floor for short periods only, the villa combines refined interiors with an extraordinary natural setting surrounded by centuries-old holm oaks, oaks, and chestnut trees. Guests have access to a fully equipped one-hectare private park, a dedicated parking area located just past the entrance gate to the property, and complimentary Wi-Fi throughout the accommodation. The garden is a living tapestry of seasonal blooms and wild flora, including junipers, honeysuckles, strawberry trees, ferns, cyclamens, violets, hellebores, strawberries, and wild blackberries, all of which can be discovered simply by strolling around the property. A vegetable garden with seasonal vegetables and aromatic herbs is also available for guests to enjoy. Throughout the park, various seating areas equipped with chairs and tables invite relaxation and convivial gatherings, while a convenient outdoor dining area is positioned directly at the living room exit, creating a seamless flow between interior and exterior living. Please note that the photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ at the time of your arrival.
The non-heated swimming pool is set in the most private area of the property, on a lower terrace approximately 20 metres from the villa, reached via a few steps or along a dedicated path. Rectangular in shape and measuring 4 x 8 metres, with a depth ranging from 1.50 to 1.70 metres, the pool features submerged entry steps, a PVC lining, a stone-paved border, internal spotlights, salt-based water purification, and a waterproof cover for overnight use. The surrounding sunbathing area is furnished with a large umbrella, small tables, sofas, and sunbeds, as well as a cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October.

Under the portico adjacent to the kitchen, a large outdoor dining table offers a remarkable view of the castle of Sammezzano, accompanied by a well-equipped barbecue for al fresco meals. In the area in front of the entrance, a shaded lounge area with comfortable seating provides a panoramic outlook over the rolling green hills. The non-heated swimming pool is situated in the upper part of the property, fenced with Photinia hedges for privacy, and is approximately 30 metres from the main house, accessible via a flight of steps from the courtyard. The rectangular pool measures 5 x 10 metres with a constant depth of 1.40 metres, is lined in light cream-coloured PVC, and features Roman steps for water access along with both internal and external lighting. Beyond this, the fully equipped kitchen and a spacious dining room occupy the lemon house, distinguished by large arched windows that flood the space with natural light. To the right of the entrance, a short corridor leads to a guest bathroom, a small study, and the entrance to a private suite comprising 3 rooms: a double bedroom with direct access to the garden, a bedroom with a queen-size sofa bed, and a bathroom with shower. A traditional stone staircase connects the ground floor to the first floor, where the main sleeping area is arranged. This upper level hosts 2 double bedrooms, 1 triple bedroom, and 3 en-suite bathrooms, offering ample space and privacy for all guests.

The private swimming pool is positioned 15 metres from the villa, accessible via the lawn in front of the portico. The pool is non-heated, rectangular in shape, and measures 9 by 4 metres, with a constant depth of 1.4 metres. It features salt purification, internal lighting, Roman steps, and a geyser at the shallow end. The surrounding travertine pool terrace is equipped with sunbeds and adjustable umbrellas, creating an ideal sunbathing and relaxation area. The pool is open from the last Saturday in April to the first Saturday in October. Please be aware that photographs of the property were taken in spring, and therefore the flowering of plants and the colour of the garden grass may differ from what you observe upon arrival.

Agriturismo La Greppia is an old 17th-century farmhouse in typical Tuscan style. You will find it in the heart of the upper Arno Valley, on the slopes of the Pratomagno massif, surrounded by splendid olive groves overlooking one of the most beautiful and greenest valleys in Tuscany.
The three apartments retain clear traces of their origins, the exposed stone, the terracotta and wooden floors and the majestic beams, which will take you back in time, to the discovery of the region's rural customs. The furnishings, in typical rustic Tuscan style, make an important contribution to creating a charming and evocative atmosphere.
Inside the property there is a fourth apartment at the disposal of the owner and his guests.
Outside, you can benefit from a solarium equipped with garden furniture and umbrellas, and from an evocative, large swimming pool (size 15x6 m, depth 0.90-2.50 m - open from 01st May to 30th September) suspended over the panorama, from where you can be lulled by the enchanting landscape of the Tuscan hills.
The relative proximity to the exits of the A1 Autostrada del Sole motorway (Km. 15 at Valdarno or Incisa exits) will allow you, when you do not prefer to relax by the pool, to reach Firenze and the most beautiful art cities of Tuscany and central Italy in just a few minutes.
