A stunning panoramic swimming pool sits at a slightly lower level within the grounds, offering a secluded and tranquil setting for relaxation. Complimentary Wi-Fi keeps you connected throughout your stay, while the private parking area, featuring 1 covered space and 4 uncovered spaces accessible through an automatic iron entrance gate, ensures effortless arrivals and departures.

Outdoors

The outdoor spaces of La Panoramica are a true celebration of the Umbrian landscape, thoughtfully designed to offer multiple areas for relaxation and alfresco dining. The expansive fenced garden slopes gently down toward the pool area, framing the house with a well-kept green lawn enriched with Mediterranean herbs, lavender, fruit trees, and splendid fragrant roses in a thousand colours. A large portico, directly connected to the interior living area through French windows, is furnished with a table, chairs, a sofa, and armchairs, making it an ideal setting for outdoor dining with views of the surrounding countryside. A second outdoor area, located behind the house, is equipped with a table, chairs, a wood oven, and a brick barbecue, providing a perfect spot for memorable alfresco meals. Cosy shaded corners throughout the garden invite you to linger and unwind during the warmest hours of the day.

The panoramic swimming pool is positioned at a slightly lower level within the grounds, approximately 10 metres from the portico, reached by crossing a stretch of lawn and descending a short flight of stone steps. The rectangular pool is non-heated, lined in PVC with internal lighting and chlorine purification, and is equipped with a diving board. It measures 12 x 6 metres, with a depth ranging from 1.10 to 3.50 metres, and offers access to the water via 5 submerged Roman steps. The solarium area, spanning 50 square metres and finished in teak and lawn, is furnished with sunbeds and an umbrella, while several tall trees provide natural shade during the hottest hours of the day. The swimming pool is open from the last Saturday in April to the first Saturday in October. Please note that photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ from what you find upon arrival.

Unit Layout

La Panoramica comfortably accommodates up to 8 guests across 4 bedrooms and 3 bathrooms, distributed over 2 floors connected both internally and via an external staircase. On the ground floor, past the entrance door, you are welcomed into the heart of the home: a spacious living room featuring wooden ceiling beams and brick arches, furnished with an ornamental fireplace, sofas, armchairs, a smart TV, and a table football. This living area flows naturally into the dining room and a fully equipped kitchen, as well as opening directly onto the large portico through French windows. The ground floor also includes 1 double bedroom with divisible beds, complete with an en-suite bathroom with shower, and a separate laundry room accessible only from the outside.

A wooden staircase leads from the dining room to the upper floor, where a sitting room with a sofa and an ornamental fireplace awaits, offering direct access to the external staircase through French windows. The upper floor hosts 3 double bedrooms, one of which features divisible beds, all sharing 2 bathrooms, one equipped with a bathtub and one with a shower. Please note that all fireplaces throughout the property are ornamental.

La Panoramica is equipped with a comprehensive range of amenities designed to ensure a comfortable and enjoyable stay. Air conditioning is available in all bedrooms, installed from the 2023 season onwards, while heating is also available upon request for cooler periods. The laundry room, accessible from the outside on the ground floor, houses a washing machine for your convenience. In the kitchen, a dishwasher is among the fully equipped appliances provided, making meal preparation and clean-up effortless. Outdoor cooking enthusiasts will appreciate the brick barbecue and wood oven located in the dedicated alfresco dining area behind the house. Pets are welcome at La Panoramica, subject to prior authorisation by the owner, with guests required to communicate the number, size, and breed of their animals in advance.
