Please note that the photographs of the property were taken in spring, so the blossoming of flowers and the colour of the grass may differ at the time of your arrival.

Beneath the large porch, directly accessible from the kitchen through a French window, a fully equipped alfresco dining area has been arranged, complete with a built-in barbecue and sink. A romantic pergola covered in climbing wisteria, positioned in front of the sitting room French window, offers a panoramic corner furnished with sofas and armchairs, ideal for relaxing while taking in the sweeping views.

The non-heated infinity pool is situated on the lower terrace of the property, accessible from the house via a flight of steps bordered by a large wall covered in lavender bushes. Open from the last Saturday in April until the first Saturday in October, the rectangular pool measures 12x6 m, with a depth ranging from 1.50 m to 2.5 m. It features a travertine border, PVC lining, large steps into the water on one side, internal lighting, and a cold-water shower. The purification system is chlorine-based. The sunbathing area extends along the travertine-paved perimeter of the pool and into the surrounding lawn, and is equipped with sunbeds, deckchairs, and a relaxation corner with sofa and armchairs set under a gazebo and a wisteria-covered pergola, offering peaceful shade and uninterrupted views over the countryside and the town of Todi.

Also on the ground floor, a double bedroom with a queen-size bed features a French window opening onto a private terrace and an ensuite bathroom with shower.

A marble staircase at the entrance connects all 3 floors. On the top floor, a double bedroom enjoys an extraordinary panoramic view and includes a bathtub positioned in view, complemented by a private bathroom with shower.

The basement level maintains a pleasantly cool temperature even during the hottest summer days and houses a billiard room connected to a TV room equipped with a video projector, a laundry room, and a guest bathroom. Along a short corridor on this floor, a double room with ensuite bathroom with shower offers direct access to the garden. A four-bed room, also with ensuite bathroom featuring both a shower and a hydromassage tub, can be divided through a sliding door into 2 independent twin rooms, each with its own entry: one includes a French door with direct garden access, while the other features a loophole window and a private ensuite bathroom.
