The original layout of the old farmhouse has been thoughtfully preserved, with the ground floor having once served as an animal shelter, while traditional and recycled materials of exceptional quality — including ceramic flooring, chestnut and oak staircases and furnishings, and dark wood-beamed ceilings — lend an atmosphere of timeless elegance throughout. The property is entirely fenced and extends across approximately 2,500 square metres of predominantly flat, manicured lawn surrounded by a splendid olive grove, offering guests a generous yard in which to enjoy the tranquillity of the Umbrian and Tuscan countryside. Connectivity is ensured through Internet WiFi access, and an open-air parking area accommodating up to 3 cars is available directly on the property, making arrivals and day trips to the surrounding region entirely effortless.

Immediately outside the French windows of the dining room, lounge, and kitchen, a large pergola with a wooden-beamed roof provides a shaded and inviting space for outdoor dining, furnished with benches and a table. The centrepiece of the outdoor area is the beautiful, panoramic, sand-coloured rectangular swimming pool, reserved exclusively for guests and situated only 6 metres from the house. The non-heated pool measures 5x10 metres, with a depth ranging from 1.20 to 1.50 metres, and features a salt purification system that ensures clean and gentle water throughout the season. Access to the water is provided via Roman steps on one side, and the pool is equipped with both internal and external lighting. A relaxing whirlpool area and an unusual waterfall add a distinctive touch of luxury to the bathing experience. The surrounding paved border, 1.50 metres wide, is furnished with umbrellas and sunbeds, and a hot and cold-water shower is also available poolside. The pool is open and accessible to guests from the last Saturday of April until the last Saturday of October.

Pets are accepted at the property, with a maximum of 1 animal of small or medium size permitted, subject to prior authorisation by the owner upon communication of the number of animals, size, and breed. The weekly rental price includes utilities covering electricity, water, and gas for kitchen use and hot water, as well as weekly linen, and both initial and final cleaning. The rental also includes the Zer0Dep Guarantee, meaning guests are not required to pay a security deposit either on balance or upon arrival, and benefit from EuropAssistance coverage in the event of accidental damage to the property during their stay, up to a maximum of 1,500.00 euros and subject to the limitations provided.
