Property Description
VILLA FRACASSINI is a beautiful centuries' old building that will enchant you with its local traditional style that you can see in the stone walls, the red bricks, the landlords coat of arms in the garden, or the hidden well behind the elevator... you will be captured by the fusion of antique and modern style and mostly you will fall in love with the atmosphere of this small Tuscan village. Non touristic route, Pergine Valdarno, will show you the normal everyday life of the locals going to get an espresso in the morning or buying their fresh bread. everyone will make you feel welcome and if you're lucky enough to spend some days here, you will finally feel part of it.

Interior Description
Villa Fracassini, is one of the oldest medieval buildings in in the small hilltop village of Pergine Valdarno. It used to be a part of the landlords' villa back in the time, and is today named after our grandmother Andreina Fracassini, who was the owner before our father.
The main entrance is from a small alley of this small cute Tuscan village. From the door a big open plan room in stones and red bricks welcomes you to the daytime part of the villa, with a dining, kitchen and living area.
There is an LCD flat screen on the wall (Netflix, Amazon Video), two twins sofas, a fully-equipped modern kitchen, and dining table for 6 people.
A glass door, on the left side of the room, takes you to the private garden with a bathroom with shower and washing machine to the left, a large table where you can dine outside, a comfortable sitting area under a marquee and the loan with deckchairs and the (half) out ground pool (size: W/L: 200 x 499 cm H: 133 cm). This garden is very special being one of the few gardens in the centre of the village. Completely walled it grants privacy to you and your group.
An elevator, that can fit wheelchairs, takes you to the second floor. A small terrace on the right of the elevator, will make you stop every evening to take a picture of a romantic sunsets on the Tuscan hills!
At the end of the corridor a small sitting area with a fashionable sofa and a painting in Da Vinci's style is the passageway to the bedrooms. A total of three bedrooms (two doubles and one twin room) with each one an en suite bathroom and A/C.

Bathrooms
Two of the three showers are "walk- in" showers, or so called Italian showers.
Toilet with shower outside for the pool.
You will find a courtesy set with shampoo, bath shower gel and hand soap made in Tuscany with Extra virgin Olive Oil in each bathroom. Towels, carpet and hairdryer also available.
Kitchen
The kitchen is well equipped and modern with stoves, dishwasher, toaster, teapot, coffee machine, ... We provide basics such as coffee powder, sugar, salt, locally made olive oil, vinegar and little snacks. Also dish soap and dishwasher tabs are part of the kitchen equipment.
Sitting Room
The sitting room is spacious. Very characteristic with stone walls and bricks arches.
A niche next to the table has several shelves for all dishware, wine glasses and cups. A large wooden table and a wooden cupboard that belongs to our family since generation make this room more authentic.

Pergine Valdarno is a very typical small village in Tuscany, surrounded by olive trees.
In the middle of Tuscany between Florence, Arezzo and Siena.
There’s a FREE Guide book that can give our guests some information about the "what to do" in the area. The main golf courses are about 29 km away. No skiing in this area. Tennis court is located at 6 km.
Local Transport
We recommend having a car to travel around Tuscany. Would you need any support or help to find a local driver, make sure you let us know during the booking process.
Taxis are not so common, no Uber in this areas.

Any damage to the property or excessive dirt will be deducted from the security deposit. In case the premises are left in critical condition, an additional cleaning fee of €25/hour will be charged for each hour beyond the scheduled cleaning time, with prior notice and documented evidence. Additionally, a €50 charge will apply if guests fail to dispose of their trash.

We so wished the weather had been better so we could enjoy one of the most attractive parts of the villa- the garden. The villa itself is charming, especially the downstairs,though the elevator takes some getting used to. The upstairs is spacious but feels a little sparse and could use something to warm up the vibe.

It is a lovely blend of age and modernity. The garden is delightful and the pool a great addition to have in the warm summer days. I have rarely experienced customer care and service as fantastic as this. Irene and her team went over and beyond to help make our holiday an unforgettable experience. Best experience by far. The villa was fantastic and this town is amazingly Tuscan. Cannot say enough good things about our stay here. Our host took us on a lengthy tour of the town upon our arrival and also set us up on a Winery Tour and meal that was out of this world. Great place to stay !

The owner, Irene, was fantastic. When we arrived, she took the time to show us around the village and provide us useful tips and information. She provided us recommendations for our day trips around Tuscany, and even rearranged her schedule to take us on a tour and wine tasting with lunch one of the days. We loved the villa and the small town it is located within. Irene was very helpful with recommendations and was always available by phone. Easy day trips were possible to many locations in Tuscany. Very nice property; clean, well maintained/updated. Nice roomy bathrooms with good waterpressure for the Italian showers. Outstanding host; very quick to respond and helpful in all kinds of queries. My travelling companions and I had high expectations prior to arriving, and Villa Fracassini exceeded our expectations in every way! The villa itself is very comfortable with large bedrooms, a very comfortable open plan living/dining/kitchen and a large, private yard; and, importantly, everything worked perfectly - all the appliances, the showers, WC, etc. However, the most important part of our visit to Pergine Valdarno at Villa Fracassini was the privilege and pleasure of meeting Irene who greeted us upon our arrival and was available to us each day for recommendations, insight, and guidance all of which enriched our experience and made our week in Tuscany among the most enjoyable and memorable travel adventures for all of us. This is a delightful property in a real authentic Tuscan village - lovely restaurant and a few shops within walking distance mean you can source everything you need locally. The combination of village facilities, pool and garden and quality accommodation is hard to find. We had fun on the cooking course too and the only thing better than the villa was our lovely host, Irene, who was so helpful and made us feel like guests rather than customers.

We loved our stay! The villa was a perfect Tuscan getaway set in a Medieval town! When we arrived, Irene, the owner, showed us her beautiful villa and had everything there to make us comfortable. The villa has been remodeled to every detail, and we loved the courtyard with swimming pool and grapevines hanging beautifully over the table. Each bedroom had its own bathroom with a nice shower and cool a/c. Irene even set up an amazing winery tour and escorted us there where we had a magical day! We wanted to stay longer and will be back! We also feel as if we made a wonderful friend that we will stay in touch with. All the details were thought of, we would highly recommend!!

The apartment is unique, beautiful and obviously well maintained. All necessities are present and functional. Very comfortable bedrooms and very private from the rest of the house. Lovely private back yard with pool. The location is perfect in the centre of a quaint small village with a grocer, butcher, baker, 2 bars, and a fantastic restaurant. Could easily live here.

The house is located in an authentic Tuscan town filled with beautiful serene surroundings. Location was perfect for day trips to other towns (Assisi, Siena, Pisa and Orvieto to just name a few).
The outdoor space is quite and provided us with additional space for lounging and even cooling off in the pool.
The house was spacious for our family of 5 (2 adults and 3 teenagers). Everyone had room and we never felt confined to any small space.
The kitchen was efficient and met all our needs.
The 3 bedrooms each with private bathrooms also added to our comfort.
Overall the interior living space met all our needs. Additionally, the WiFi was a hit with the entire family for keeping in touch with what was happening back home and posting photos.
Would highly recommend renting this house and we would rent it again .

Die Ausstattung der Ferienwohnung ist top! Es wurde vom Eigentümer Waschmittel für die Waschmaschine oder Taps für die Spülmaschine bereitgestellt, was nicht selbstverständlich ist.
