Lined in light-blue PVC and equipped with chlorine purification and a ladder for water access, the pool features stone-bordered edges and stone-paved sunbathing areas furnished with sunbeds, deckchairs, and umbrellas. The pool is accessible from the last Saturday of April to the first Saturday of October, and can also be reached directly from the ground floor bedroom.

Villa Elsa is a two-storey rural stone house configured to comfortably accommodate up to 6 guests across 3 bedrooms and 2 bathrooms. The main entrance on the ground floor opens through a glass door into a large and bright living room, which features a corner bar, a cosy dining area, and a relaxation and TV area complete with an ornamental fireplace. To the left of the living room, a beautifully appointed semi built-in kitchen, typical of the Lunigiana tradition, is fitted with a marble sink and worktop and offers direct access to the portico and outdoor dining area. The Magia is embraced by a beautifully maintained and fully fenced park extending over approximately 12,000 square metres, a verdant sanctuary defined by neatly trimmed hedges and the iconic cypress trees that have long symbolised the Tuscan landscape. The well-kept English lawn is crisscrossed by charming pathways that wind alongside the house, offering areas of natural shade beneath lush, fragrant plantings of roses, oleanders, and aromatic herbs. An outdoor dining area is thoughtfully positioned between the house and the pool, creating a perfect setting for alfresco meals in the open air. It is worth noting that the property photographs were taken in spring, when flowers are in full bloom, and the colours of the garden and lawn may vary depending on the season of your arrival.
The rectangular swimming pool, non-heated, is situated on the same level as the house and is clearly visible from it, being directly adjacent to the building. Measuring 13 by 4.80 metres with a constant depth of 1.40 metres, the pool features chlorine purification, both internal and external lighting, and is lined in white PVC and mosaic. Access to the water is via a ladder, and the pool is entirely fenced for safety, with a foot-washing station and an automatic shower at the entrance. The surrounding solarium area is furnished with sunbeds and umbrellas for your relaxation. The pool is open from the last Saturday in April to the first Saturday in October.

The Magia comfortably accommodates up to 10 guests across its thoughtfully distributed interior, which spans 2 floors and offers 4 bedrooms and 5 bathrooms. The house benefits from 2 separate entrances, one on the ground floor and one on the first floor, the latter also accessible via an external staircase on the side of the building.
On the ground floor, the main entrance opens directly into the kitchen, which connects to a bathroom with shower and a twin bedroom. The ground floor also features an open-plan living and dining room, a studio with a library that offers direct access to the solarium area through a French window, and a beautifully appointed bathroom with a whirlpool bath and a French window overlooking the pool area.
The first floor is accessible both via an independent external staircase and through a spiral staircase located within the studio with library on the ground floor. This level comprises a spacious double bedroom with an en-suite bathroom with shower, a fireplace, and a double sofa bed, as well as 2 additional double bedrooms, each served by an adjoining bathroom, one equipped with a shower and the other with a bathtub. Please be aware that all fireplaces in the property are ornamental.
