From the entrance gate, a short driveway lined with cypress trees leads to the large parking area, from which a stone-paved path guides you to the main entrance and the surrounding garden. The garden around the house is a peaceful green oasis planted with typical Tuscan shrubs, borders of aromatic herbs, and a variety of colorful flowers including geraniums, roses, lavender bushes, aloes, and succulents. In front of the house, extensive olive groves invite leisurely strolls, while at the back of the property the outdoor living areas unfold into a generous stone-paved space with a gazebo set up for outdoor dining, forming a single open environment together with the veranda and the pool. A large, well-kept lawn bordered by low hedges completes this rear outdoor area. Adjacent to the dining area, a brick structure houses the barbecue, while the wood stove is located on the veranda. Next to the main entrance, a stone portico has been arranged as a comfortable lounge area furnished with sofas, armchairs, and tables, offering a shaded retreat at any time of day. Please note that the photographs of the property were taken in spring, so the flowering of plants and the color of the garden grass may differ from what you find upon arrival.
The rectangular swimming pool, measuring 14 x 7 m, is positioned approximately 10 m from the house and is easily accessible from both the portico and the veranda. It is a non-heated pool, accessible via Roman steps, with a depth of 1.40 m at the edge increasing to 2.80 m at the center. The pool is lined in PVC and features whirlpool jets on one side, underwater spotlights for night-time swimming, and chlorine purification. A hot and cold-water shower is available poolside. A few steps lead down to a dedicated changing room, a bathroom, and 2 additional showers. The surrounding sunbathing area is elegantly paved in stone and framed by lawn, lavender bushes, and roses, and is furnished with sunbeds, deckchairs, and a wooden gazebo. The swimming pool is available to guests from the last Saturday in April to the first Saturday in October.

This corridor houses the laundry area and a bathroom with hydromassage shower, and leads through to the veranda, which is equipped with a table and chairs, a stone sink, an oven, and a hob. The French window of the veranda, fitted with mosquito netting, opens directly onto the external dining area located beside the pool. All ground floor rooms feature French windows that connect the interior with the outdoor spaces, with the living room opening directly onto the portico and the external dining area.
The first floor is dedicated entirely to the sleeping area and comprises 3 double bedrooms and 2 twin bedrooms. Of the double bedrooms, 2 are en suite: one features a hydromassage shower and bathtub, and the other features a hydromassage shower. The 2 twin bedrooms include 1 with joinable beds. A shared bathroom with hydromassage shower serves the remaining bedrooms on this floor. In 1 of the double rooms and in 1 of the twin rooms, a mezzanine level provides a dedicated wardrobe area. All 5 bedrooms are equipped with air conditioning.

The owners, thanks to careful renovation using traditional materials such as wood, terracotta and stone and comfortable furnishings, have ensured that the villa is perfect for spending a comfortable and restful holiday.
Villa Le Balze overlooks on one side a wooden porch, equipped with table and chairs and perfect for your dinners and evenings in company, and the lush garden where you will have a barbecue and a table tennis. On the other side, the house overlooks the swimming pool area (size 6x12 m, depth 1.40 m - open from 10 May to 15 September), which is completely fenced off and for the exclusive use of guests.
At Agriturismo Le Balze you can taste and purchase excellent wine and extra-virgin olive oil, vegetables, fruit, and all the products of the farm. Retrieved from the reastauro of an old Farmhouse, the Borgo includes 10 comfortable apartments, suitable for couples families or friends.
Each apartment is equipped with every comfort and an outdoor area equipped for outdoor dining.
The complex is surrounded by the Tuscan Countryside and a large garden that offers 3 private pools to share with other guests, a perfect place to relax and enjoy the panoramic view on hot summer days.
The owners of Borgo Mulignone live on site and are available to guests for any problems or to recommendations for activities and places to visit.
The strategic location of the property allows guests not only to enjoy nature and the Tuscan Countryside, but also to easily reach the most beautiful cities of the Region such as Siena, Arezzo, Florence and the characteristic villages of San Gimignano, Colle Val d'Elsa, Monteriggioni, Casole d'Elsa and the whole Chianti area.
At guests' disposal: large green areas, three swimming pools of which one is very large (20 x 10 m - maximum depth 1.4 m), a smaller one (10 x 5 m - maximum depth 1 m) and a smaller one equipped with a corner with hydromassage (8 x 5 m - maximum depth 1 m), barbecue, outdoor area with children's games, internet connection via wi-fi. Each apartment has a private outdoor area equipped with a gazebo, table and chairs for outdoor dining, access to the property is via a section of unpaved road of about 700 m in good condition. Parking is available inside the property. Shared laundry (payment on the spot). Free Wi-Fi internet connection is available outside the apartments.
Distances: Pievescola with food shops at 3 km, Casole d'Elsa with all kinds of shops at 15 km, the medieval town of San Gimignano approx. at 20 km, Monteriggioni approx. at 10 km, Siena is at about 20 km.

Description
You will discover that the 'Balze' are a landscape of rare beauty, centuries-old examples of erosion that over the years have formed towers and rocky blades that rise majestically in the valley bottom, and that will catapult you into a suggestive, almost magical world.
The Agriturismo Le Balze is located in the heart of the Alto Valdarno, at the foot of Pratomagno, and 4 km from the village of Castelfranco di Sopra. The nearest shops and supermarkets can be found in Montevarchi or San Giovanni Valdarno, about 10 km away. Here, in the small, pretty towns, you can spend an evening out for dinner or organise an aperitif with friends.
The property is divided into three apartments resulting from the restoration of old farm outbuildings close to the main house where the owners live. Traditional materials such as wood, terracotta and stone were used in the renovation carried out to maintain the building's rural and peasant origins. All the apartments overlook a wooden porch on one side, where you will have your own private space equipped with table and chairs to spend the cool summer evenings at dinner or with your family or friends.
In the large, green garden you will have a practical barbecue and a table tennis. The swimming pool in common use is located at the back of the building (size 6x12 m, depth 1.40 m - open from 10 May to 15 September) and is completely fenced. Laundry and ironing facilities in a common room.
At Agriturismo Le Balze you can taste and buy excellent wine and extra-virgin olive oil, vegetables, fruit, and all the farm's products. But certainly one of its highlights is the small restaurant (maximum 25 seats - reservation required) run by the owners and located on the ground floor of their home, open both to the public and to guests of the agriturismo, where you absolutely must, at least for one evening, taste the delicious typical dishes, which are cooked using tasty local products.

Mulino al Suono is composed of three flats on staggered levels that are not communicating with each other, however the large spaces allow the group to gather for lunches, dinners.

The central park surrounding the house is fully fenced and thoughtfully landscaped with colorful flower beds, clumps of lavender, rows of roses, fruit trees, blackberry and blueberry bushes, aromatic herbs, and iconic Tuscan species including olive trees, cypresses, and a grand shady holm oak that greets you at the entrance. A sweeping pine wood stretches from the front of the house all the way to the pool area, providing natural shade and a sense of seclusion. During the warmer months, the outdoor living experience expands beneath a large portico furnished with tables and chairs, where guests can gather and relax overlooking the pool. A few meters away, a dedicated brick structure houses a kitchen equipped with a wood-burning oven, positioned beside a stone barbecue sheltered by a tall rosemary bush, creating an ideal setting for alfresco cooking and dining. The grounds also feature a boules court and a volleyball field for recreational enjoyment. At the far edge of the property, approximately 200 meters from the house, a private lake is available to guests who wish to try their hand at fishing. The non-heated swimming pool is positioned approximately 30 meters from the house and is infinity on 2 sides, rectangular in shape, measuring 12x6 meters with a depth ranging from 0.35 meters to 2 meters.
