The property is completely fenced, offering privacy and security throughout your stay. A furnished portico with a breathtaking view over the surrounding valley serves as the perfect setting for al fresco dining, equipped with a table and chairs for outdoor meals in the open air. The barbecue area is conveniently positioned adjacent to the swimming pool, making it ideal for leisurely summer gatherings. All rooms on the ground floor feature French windows that open directly onto the garden or the fully equipped solarium, where guests can unwind surrounded by lush greenery. The non-heated swimming pool, measuring 10 by 5 metres with a constant depth of 1.4 metres, is lined in PVC and features chlorine purification, internal lighting, and 5 internal steps for easy water access. Reached via 4 steps from the house, the pool area is paved in terracotta and furnished with deck chairs, sunbeds, and umbrellas, as well as a cold-water shower. The pool is available from the last Saturday of April until the first Saturday of October. Pets are accepted on request and must be small in size. Acceptance of animals at the property must be previously authorized by the owner upon communication of the number of animals, their size, and breed. An additional mandatory cleaning fee applies in the case of animals staying at the property.
The parking area is situated just inside the entrance gate to the property, approximately 50 meters from the farmhouse, and is available to guests throughout their stay.

The property is located just a few kilometers from the Autostrada del Sole, making it easily accessible from major Italian cities and international airports.
The surrounding landscape is one of the most evocative in the valley, distinguished by the presence of the so-called crags, dramatic rocky erosions formed following the drying up of a large ancient lake that once covered the Arno valley, and which many believe to be portrayed in the backgrounds of paintings by Leonardo da Vinci. These formations offer enchanting scenery particularly at sunset, when shadows play across the steep walls and furrows of the terrain.
The property is accessed via the Setteponti road, the ancient route linking Arezzo and Vallombrosa, along which numerous CAI hiking and mountain biking routes depart, allowing guests to explore the entire area of the crags on foot or by bike. The surrounding countryside is dotted with rural architecture and Romanesque churches, including the famous basilica of Gropina, which dominates the village of Loro Ciuffenna, classified among the most beautiful villages in Italy.

The villa is divided into three independent flats, in one of which on the ground floor there is a double bedroom with a bathroom suitable for persons with disabilities. The structure was born from the recovery of old farm outbuildings close to the main house where the owners live, who will be, albeit in a discreet manner, a point of reference for all your needs.
The owners, thanks to careful renovation using traditional materials such as wood, terracotta and stone and comfortable furnishings, have ensured that the villa is perfect for spending a comfortable and restful holiday.

The Agriturismo Le Balze is located in the heart of the Alto Valdarno, at the foot of Pratomagno, and 4 km from the village of Castelfranco di Sopra. The nearest shops and supermarkets can be found in Montevarchi or San Giovanni Valdarno, about 10 km away. Here, in the small, pretty towns, you can spend an evening out for dinner or organise an aperitif with friends.
The property is divided into three apartments resulting from the restoration of old farm outbuildings close to the main house where the owners live. Traditional materials such as wood, terracotta and stone were used in the renovation carried out to maintain the building's rural and peasant origins. All the apartments overlook a wooden porch on one side, where you will have your own private space equipped with table and chairs to spend the cool summer evenings at dinner or with your family or friends.
In the large, green garden you will have a practical barbecue and a table tennis. The swimming pool in common use is located at the back of the building (size 6x12 m, depth 1.40 m - open from 10 May to 15 September) and is completely fenced. Laundry and ironing facilities in a common room.
