All of the 6 units have been recently restored and are furnished in a rustic Tuscan style. The well-groomed outside areas provide gazebos, nice paths, fruit trees and a large pool with open-air shower and sun-beds. The property owners, who are very friendly people, live only a short distance away.
The access to the property is via an unpaved but well-maintained road.
Distances: Volterra con general stores 10 km away, the beautiful medieval town of San Gimignano 18 km, Pisa (airport) approx. 60 km away, Florence approx. 70 km away.
The beaches of Cecina are in a 1-hour drive.

The garden on the pool side unfolds as a succession of olive trees, lush lawn, and fragrant Mediterranean herbs, while cypresses and additional olive trees frame the central lawn areas with natural elegance. Near the entrance, an outdoor living area features small sofas and armchairs set among colourful bushes of Mediterranean herbs and flower-filled vases, creating a welcoming and vibrant atmosphere. A gazebo on the pool side, furnished with a table, chairs, and a mobile barbecue, provides the perfect setting for outdoor dining. The porch adjacent to the ex-barn is equipped with a table tennis table for additional recreation. Please note that the property photographs were taken in spring, so the flowering and colours of the garden grass may vary at the time of arrival.
The swimming pool complex is a remarkable feature of the property, set between the olive grove and the lawn approximately 20 m from the house. The complex is formed by 3 interconnected pools that create a captivating play of water. The main infinity pool, finished in coloured cement, measures 4.50 x 12 m, with a depth ranging from 90 cm at the entrance steps to 140 cm beside the cascade. Above it sits the Jacuzzi pool measuring 4 x 2 m, from which water flows down in an emotional cascade into the main pool. At ground level, a children's pool measuring 2 x 3.5 m with a depth of 40 cm completes the complex. The solarium area, paved in Tuscan stone mosaic, is furnished with sunbeds and deckchairs and includes a cold-water shower. The pool is equipped with a multicolour LED lighting system and salt purification. The pool is non-heated and is open from the last Saturday in April until the first Saturday of October.

To the left, a double bedroom with direct outdoor access through French windows offers a pool view and features an en-suite bathroom with shower. To the right of the house is the laundry room, accessible from outside. An internal stone staircase leads to the first floor, where a living area with kitchenette and a single sofa bed opens onto a sleeping area comprising a bathroom with shower, a double bedroom with joinable beds, and a second double bedroom with en-suite bathroom with shower. An external terracotta staircase on the pool side of the house provides access to a further living area with kitchenette and a single sofa bed. The sleeping area on this level includes a bathroom with shower serving 1 twin bedroom and 1 twin bedroom with joinable beds, as well as a double bedroom with en-suite bathroom with shower, and a storage room. A short distance from the main villa, the finely restored ex-barn features a TV room and a living room, ideal for relaxed evenings.

The house has two floors. On the ground floor, the first apartment, with entrance on the side of the farm shed, consists of a sitting room with sofa bed, a double bedroom and a bathroom with tub. Adjacent to the first apartment is the second apartment, with entrance on the side of the parking area with two double bedrooms with ensuite bathroom with shower and a bathroom with tub. Entering the automatic gate and going along the dirt road you come to Germagnana, surrounded by a 5000 sq m garden consisting of lawn with borders of flowers, herbs, roses and plants typical of the area such as laurel, pomegranates, olives and cypresses. Within this area is the panoramic pool complete with furnishings and the parking area. On the side facing the pool area is the outdoor dining area shaded by umbrellas and served by an old wood oven and a mobile barbecue. Germagnana includes a park of over 40 hectares of green areas including olive groves, various cultivations and woodland, where guests can take relaxing walks in complete safety.

A secondary road connecting the small towns of Certaldo and Marcialla passes at the back of the house.
The railway station in Certaldo allows easy access to Florence, Siena, Empoli, Pisa…

The house is spread over two floors. GROUND FLOOR - Main entrance located under the porch that leads to a living area with sofas, large kitchen (please note that the kitchen is not equipped with an oven), TV room and dining area that connect to a multifunctional space and a bathroom for guests. Adjacent to the outdoor porch there is a guest bathroom with a washing machine. FIRST FLOOR - Two double bedrooms, a twin bedroom and two bathrooms with shower. Also on the first floor, with access via a wooden spiral staircase, is the suite with double bedroom and en-suite bathroom with shower. Air conditioning in the bedrooms and living area.
Park:
The 5,000 sq m garden surrounding the farmhouse is bordered by flowers, herbs, and typical Tuscan plants such as laurels, pomegranates, and olive trees. A pergola adjacent to the pool area provides a shaded dining spot equipped with a barbecue. Comfortable seating under the portico creates a cozy outdoor living space. Podere Calcheto is a single building consisting of two separate units with an independent, external access. Each unit has two floors connected by both internal and external stairs. UNIT 1: The ground floor in the left wing is composed by a dining room, kitchenette and pantry. From the dining room, a flight of stairs leads up to the first floor, where you come to a double bedroom with ensuite bathroom with shower which leads on to the sitting room with fireplace and satellite TV and to other two double bedrooms, one with divisible beds, with two adjacent bathrooms, one with shower and one with tub. UNIT 2: The ground floor in the right wing is composed by a dining room and kitchenette. From the dining room, a flight of stairs leads up to the first floor. On the first floor, there are a living room with fireplace and satellite TV, two double bedrooms with divisible beds and two adjacent bathrooms, one with shower (without windows), and another with tub and a dressing room, two double bedrooms sharing one bathroom. On the ground floor, with separate entrance and between the main entrances of the two units, is the laundry room. Air conditioning only in the bedrooms.
Park:
From the entrance gate to the property, a gravel track surrounding Podere Calcheto leads to the parking area and into the splendid 2000 sq m park which is partly manicured lawn with tall shady trees - cypresses, olives and oaks - surrounding the house and the covered outdoor dining area, located a few steps away, equipped with stone barbecue, tables and benches, perfect for dining and chatting.

Swimming Pool:
The rectangular pool is on the right of the entrance gate, 10 m from the house; it measures 12 x 6 m with the depth ranging from 0,90 to 2,06 m. and has internal lighting. The sunbathing area around the pool is equipped with sunbeds and umbrellas, a gazebo and a cold-water shower. The pool area is illuminated by two lampposts. The pool is open from the last Saturday of April until the first Saturday in October.
Pets: Yes. € 50,00 per animal per week to be paid on site.
