The house is just a short distance from the small borgo of Montecatini Val di Cecina, renowned over the centuries for the mineral wealth of the subsoil and where it is still possible to visit the old copper mine, now renovated and designated as a museum. The house has two floors and presents itself as a typical Tuscan rustic-style farmhouse in stone, from the terracotta floors (in the living area) to the exposed wooden-beamed ceilings and stone-framed windows, with open areas where the rooms communicate with each other through particular arched openings. The furnishings of the house, too, recall the typical Tuscan rustic style, with wooden furniture and rooms in warm welcoming colours. In the sleeping area is an elegant floor in light porcelain stoneware with finishes in terracotta and pietra serena. The house is composed of three bedrooms and a family suite (with double bedroom and a room with two bunk beds), all with private bathroom and air conditioning, a comfortable dining room, a modern, well-equipped kitchen facing the garden, and a room with TV and fireplace. Interior:
Podere Il Chiesino has two floors. The main entrance on the ground floor leads into a large dining room. To the left is the large, modern and well-equipped kitchen with outside access. To the right of the entrance is a small sitting room with fireplace and TV. From here you then continue to a double bedroom, with direct access to the garden, and, on the opposite side, to a hallway with a handy wardrobe and a bathroom with shower serving the ground-floor bedroom. Next to the bathroom is a technical room with laundry area. Returning to the sitting room, you come to the beautiful, glass-enclosed veranda, facing the pool, with a nice dining table and sitting area. An internal staircase from the sitting room leads up to the first floor with two double bedrooms with ensuite bathroom with shower, and a family suite with a double bedroom, a separate room with two bunk beds, a bathroom with shower, a kitchenette with fridge and TV and access to the raised floor of the external garden.
Park:
The beautiful garden surrounding the property extends for 500 sq m over an area of 20 hectares of land and is completely fenced and entirely accessible. Just past the entrance gate, you come to the parking area, shaded by tall pine trees. From the parking area, the main entrance is reached up a flight of stone and brick steps or along the path which also leads to the veranda. The whole garden is covered in lawn and trees, such as pines, olives and firs, that provide many areas of shade, where you can admire the beautiful panorama over the crags of Volterra or the surrounding hills. The house is also adorned with luxuriant creepers and a varied vegetation of flowers, such as roses and daisies, which lend a beautiful touch of colour to the surrounding greenery. The ground-floor bedroom has direct access to the garden and in the main entrance area the French window is adorned with beautiful jasmine, which defines its shape. The bedroom with kitchen on the first floor also has access to the external garden, on a small raised terrace, in the area with the brick-built barbecue. Also in the garden are aromatic plants such as rosemary and laurel, the typical flavours of Tuscany.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool is located behind the property, in front of the veranda, on terracing below the level of the house and can be reached via a path and then a few stone steps. The rectangular infinity pool, with submerged steps for access to the water; measures 13 x 5 m with a depth varying from 1 to 1,50 m; it is lined in sand-coloured granite and has internal lighting and chlorine purification. The surrounding sunbathing area is arranged with little sofa, umbrellas and sunbeds. There is also a cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October.

The pool is non-heated, rectangular in shape, measuring 5 x 14 m, with a depth that varies from 1 to 2.50 m. Lined in PVC, it is equipped with a ladder and submerged steps in one corner for easy water access, and features chlorine purification for clean, safe bathing. Thanks to both internal and external lighting, the pool can also be enjoyed after dark. It is open from the last Saturday in April until the first Saturday in October. The stone-paved sunbathing area surrounding the pool is furnished with sunbeds, a sofa with armchairs sheltered beneath a gazebo, and an umbrella for shaded relaxation. Podere Calcheto is a single building consisting of two separate units with an independent, external access. Each unit has two floors connected by both internal and external stairs. UNIT 1: The ground floor in the left wing is composed by a dining room, kitchenette and pantry. From the dining room, a flight of stairs leads up to the first floor, where you come to a double bedroom with ensuite bathroom with shower which leads on to the sitting room with fireplace and satellite TV and to other two double bedrooms, one with divisible beds, with two adjacent bathrooms, one with shower and one with tub. UNIT 2: The ground floor in the right wing is composed by a dining room and kitchenette. From the dining room, a flight of stairs leads up to the first floor. On the first floor, there are a living room with fireplace and satellite TV, two double bedrooms with divisible beds and two adjacent bathrooms, one with shower (without windows), and another with tub and a dressing room, two double bedrooms sharing one bathroom. On the ground floor, with separate entrance and between the main entrances of the two units, is the laundry room. Air conditioning only in the bedrooms.
Park:
From the entrance gate to the property, a gravel track surrounding Podere Calcheto leads to the parking area and into the splendid 2000 sq m park which is partly manicured lawn with tall shady trees - cypresses, olives and oaks - surrounding the house and the covered outdoor dining area, located a few steps away, equipped with stone barbecue, tables and benches, perfect for dining and chatting.

Swimming Pool:

The villa is on 3 living levels. From the front door near the parking lot, going up a few steps, you have access to the ground floor consisting of a living area and a sleeping area. The living area consists of a living room, kitchen, dining room, from which you can access the garden and the pool area, and a bathroom with shower. The sleeping area consists of a double bedroom with wardrobe and en-suite bathroom with shower, a double bedroom, a twin bedroom, a bathroom with jacuzzi and shower, and the laundry room. Going up to the upper level through an internal staircase, you have access to a second kitchen, a living room, five double bedrooms, one with en-suite bathroom with shower and jacuzzi and one with en-suite bathroom with shower; two other bathrooms complete the floor: one with shower and jacuzzi and one with shower. Going up to the second floor there is a living area, four double bedrooms, two of which have an en-suite bathroom with jacuzzi and shower, a twin bedroom and two bathrooms with shower. The floors and walls on the ground floor and first floor are all of precious marble mounted with original slabs from the respective extraction areas; the floors on the second floor are made of wood and the ceilings are with original exposed beams and cross beams. Park:
The entire villa, totally fenced, is surrounded by almost 10000 square meters of lawn garden characterized by pines, cypresses and hedges. The garden in front of the villa is terraced in a revisited baroque style. At the back of the villa you can enjoy excellent privacy both in the garden near the pool area, equipped with a gazebo with French doors where you can share meals near the kitchen, as well as above the veranda in front of the house, where you can relax in front of a romantic sunset. At the end of a part of the garden you can see a railway that serves a secondary line where an average of 5 trains pass per day.N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
Open from the last Saturday of April to the first Saturday of October, the pool is 10 meters from the main building, and can be reached by a small ramp and a few steps. The tub has a rectangular shape and is 18 x 8 m with a depth that varies from 1.50 to 2.80 m. Purified with chlorine, it is covered with blue-colored ceramic tiles that harmonize well with the surrounding garden. The entrance to the water takes place through steps, and near the poolside there is the solarium area completely tiled in white stoneware, where sun loungers, deckchairs and an outdoor shower with cold water are placed. Near the pool there is also a room with a fridge, bathroom and hot water shower.

La Vecchia Fonte covers an area of about 400 sq m and consists of the main house plus an adjacent annex located about 5 m away. MAIN HOUSE. The main house has three floors on a two-level sloping terrain, enabling direct entry into the house from both the ground floor and the basement. The main entrance, situated under the portico on the ground floor, leads into an open-plan living area, with dining room and kitchen, which is connected to a hallway leading to a double bedroom and a bathroom with shower as well as to staircases leading to both the lower and upper floors. Upstairs the sleeping area is completed by two further double bedrooms served by a bathroom with shower while the basement is composed of a study, bathroom with shower, laundry room and a spacious living room with large sofas and satellite TV. From the living room and study large French windows lead directly out to the garden. ANNEX. Separated from the main building by a portico, the annex consists of three units, two on the ground floor and one on the first floor (accessible by an external staircase situated on one side), not internally linked but each with separate entrance. Each unit consists of a living room with kitchenette and lounge area with satellite TV, a double bedroom, a single bedroom and a bathroom with shower. THE PARK
The garden surrounding the house covers an area of about 4000 sq m, with stone-paved areas alternating with areas of manicured lawn where you can relax outdoors: a comfortable portico with dining table outside the main kitchen and a large panoramic terrace equipped with sofa and armchairs, just a few steps from the pool, all embellished with rose bushes and Mediterranean herbs. There is a stone barbecue for the guests' use and a parking area just past the entrance gate, at the back of the property.
THE SWIMMING POOL
The beautiful newly-built infinity pool is set on the lower terrace of the garden, looking out over an open scenic landscape. About 15 m from the house, it is reached via a paved path across the lawn and then down one of the two flights of steps set on both sides of the area. The pool, lined in PVC and equipped with three large internal steps for access to the water, measures 7 x 12 m with the depth ranging from 1.10 to 1.80 m. All around is the stone-paved sunbathing area with umbrellas and comfortable sunbeds for relaxing in the sun while on one side is a cold and hot-water shower. The pool has salt purification and has internal and external lighting. It is open from the last Saturday in April until the first Saturday in October
