The newly built swimming pool occupies a panoramic position just 20 metres from the house, measuring 12 x 5 metres with a depth ranging from 1.20 to 1.50 metres. Lined in blue PVC with chlorine purification, the pool features Roman steps in one corner for easy water access, as well as both internal and external lighting. The surrounding terracotta-paved solarium area is equipped with sunbeds, deckchairs, tables, umbrellas, a gazebo, and a changing room accessible down 2 steps. An outdoor hot and cold-water shower completes the pool area. Please note that the pool is open from the last Saturday in April to the first Saturday of October. Not far from the pool, an ornamental pond with phytopurifying water plants, including lotus flowers, iris, mint, papyrus, calla lilies, and horsetails, creates a serene natural setting populated by dragonflies and frogs that enliven the summer evenings. Around the house, several comfortable outdoor living areas invite you to linger and enjoy the scenery. To the left, up a few steps, a large and bright veranda furnished with sofas and armchairs provides a luminous living space. On the opposite side of the entrance hall, a door leads to the rear of the house and a small pergola. To the right, a corridor leads to a hallway with 2 guest bathrooms and a laundry room, continuing on to the kitchen, which features a thermo-fireplace and opens directly onto a pergola overlooking the pool. At the end of the corridor, a spacious living room with arches is divided into a dining area and a lounge area with a fireplace, with direct access to the garden and the large terrace. A brick-built staircase at the centre of the corridor leads to the upper floor, where a living room with access to the loggia of the external staircase is complemented by 5 en-suite bedrooms. 4 of these are double bedrooms, each with a private bathroom with shower, one of which features a divisible bed. The fifth is a double bedroom with an en-suite bathroom with a bathtub. Air conditioning is available exclusively in the bedrooms.

At the back of the villa, on the basement level, the outdoor areas adjacent to the swimming pool include a dedicated lounge area for relaxation and a dining area with a barbecue, both sheltered by a large umbrella. The non-heated swimming pool occupies a panoramic position at the rear of the villa, enclosed by an access gate for safety. Rectangular in shape and measuring 6 x 10 metres with a constant depth of 1.55 metres, it features a stone border and is lined in light-coloured PVC. Access to the water is provided by a metal ladder, and the pool is equipped with internal lighting and a chlorine purification system. The surrounding area, finished in teak and stone, is furnished with sunbeds and umbrellas, and a convenient cold-water shower is available for guests. The pool is open from the last Saturday in April to the first Saturday of October. The villa is divided into three independent flats, in one of which on the ground floor there is a double bedroom with a bathroom suitable for persons with disabilities. The structure was born from the recovery of old farm outbuildings close to the main house where the owners live, who will be, albeit in a discreet manner, a point of reference for all your needs.
The owners, thanks to careful renovation using traditional materials such as wood, terracotta and stone and comfortable furnishings, have ensured that the villa is perfect for spending a comfortable and restful holiday.
Villa Le Balze overlooks on one side a wooden porch, equipped with table and chairs and perfect for your dinners and evenings in company, and the lush garden where you will have a barbecue and a table tennis. At Agriturismo Le Balze you can taste and purchase excellent wine and extra-virgin olive oil, vegetables, fruit, and all the products of the farm. Air conditioning is available and operates based on energy consumption, activated upon your request. The swimming pool can be opened in low season upon request with advance notice of at least 4 weeks prior to your arrival date, and heating requires at least 2 weeks notice. These services are not available for last minute bookings made less than 3 weeks before arrival. The final cleaning service is compulsory, though the disposal of waste is not included in this fee. Dogs are welcome at the property with a limited number permitted, so please inquire if you plan to bring more than 2 dogs. In case of water supply issues in the area, the property may establish a consumption limit, with usage beyond this threshold subject to additional charges calculated at the end of your holiday period. For stays longer than 1 week, fresh sheets and towels will be delivered at the end of each week.

Galleria di Brolio is an old stone farmhouse whose origins date back to 1800, located between two of the most important towns of the Valdichiana, Castiglion Fiorentino and Foiano, and which is now part of the owners' farm. You will find the farmhouse just a few kilometres from the two towns and in both, as well as various monuments and sites of artistic interest that are definitely worth a visit, you will have shops, restaurants and all kinds of services. The small historic centres of the villages will be a pleasant destination for your aperitifs or dinners at the restaurant.
The farmhouse takes its name from the Galleria di Brolio, a conduit that is still in operation today and is located on the edge of the olive grove. The conduit is part of the canal built between 1932 and 1940 to improve the flow of water towards the Arno, planned by the engineer Vittorio Fossombroni for the reclamation of the valley at the end of the 18th century.
Galleria di Brolio is situated on the edge of a wood of about 20 hectares of oaks and pines used as a hunting reserve for the repopulation of animals; they live here in the utmost freedom and if you love wildlife you will frequently see hares and pheasants running in the olive grove, the vineyard and even in the house lawn.
On the ground floor there is the apartment where the owners live, as well as a cellar and a shed for the farm's agricultural tools, while the first floor is reserved for you. The furnishings are very nice and comfortable, enriched with local antiques, and blend in perfectly with the old features of the house. Not far away, on the other side of the wood, passes the railway line that connects central Italy with the main cities of the peninsula (Florence, Bologna, Rome, Milan), so it will be easy to move around even without a car.
A few metres from the house, surrounded by silver olive trees, you will find a beautiful swimming pool completely fenced and for your exclusive use (size 11x5 m, depth 1.10-1.40 m - open from 01st May to 30th September), together with a gazebo equipped with garden furniture, which will allow you to shelter from the hot summer sun.
There is also a large pergola supplied with wrought iron furniture for eating outside, equipped with a barbecue and a wood-burning oven, for those evenings when you want to enjoy a pizza or a grill “al fresco”.
The owner, on request, will prepare excellent typical Tuscan dinners and pizzas in the wood-fired oven which, we are told by customers who have stayed at the house, are truly delicious.
