Nestled on the border between Tuscany and Marche, La Colonica is a magnificent historic residence overlooking the lush green valleys of Umbria, near Citerna in Italy. This extraordinary vacation rental is a warm and welcoming property steeped in centuries of history, with portions of the estate having served as a strategic point of passage between the Papal States and the Grand Duchy of Tuscany. The history of its expansion unfolds across 4 distinct eras, culminating in a complete renovation in 2012. The panoramic views from the property are truly picturesque, rich in the seasonal colours that adorn the surrounding fields and hills. The estate is set within an expansive park of approximately one and a half hectares, providing guests with a generous yard that envelops the entire property with old oak trees, garden plants, shrubs, lavender, viburnum, and a variety of seasonal flowers. Complimentary Wi-Fi is available throughout the property, ensuring guests remain connected during their stay. A covered parking area accommodating 3 vehicles is conveniently located just in front of the property, beyond the entrance gate.

Outdoors

The outdoor spaces of La Colonica are as impressive as the residence itself. The park surrounding the property is home to ancient oak trees and a rich variety of vegetation, creating a serene and naturally beautiful environment. At the entrance to the ground floor, a cool gazebo furnished with sofas and armchairs provides a shaded retreat ideal for reading or quiet relaxation. For sports enthusiasts, a dedicated recreational area situated just a few metres from the entrance gate, shaded by ancient oak trees and illuminated at night, features a private five-a-side football field, a bowling green, table tennis, and table football. The non-heated swimming pool is located within the park, clearly visible from the house and immersed in lush greenery. Rectangular in shape, it measures 16 x 8 metres with a depth ranging from 0.90 metres to 1.80 metres, lined in grey-black PVC and accessed via Roman steps. In the shallower section, a net can be used to create a dedicated children's area. The pool is equipped with whirlpool vents, external and internal lighting, and a chlorine purification system. The surrounding solarium area is finished in travertine and lawn, and is furnished with a gazebo with sofa, sunbeds, small tables, umbrellas, chairs, armchairs, and an outdoor shower with both hot and cold water. The pool is open from the last Saturday of April to the first Saturday of October. Please note that photographs of the property were taken in spring; therefore, the appearance of the gardens and surrounding greenery may vary depending on the season of your arrival.

Unit Layout

La Colonica is a spacious and elegantly configured residence capable of accommodating up to 18 guests across 9 bedrooms and 9 bathrooms. The property is distributed across 3 floors, each accessible and thoughtfully arranged to ensure comfort and privacy for all guests. On the ground floor, a double entrance allows access to 2 distinct areas. To the right, guests enter a double bedroom that communicates with a further double bedroom, both featuring ensuite bathrooms with shower and direct access to the outdoors. To the left, the entrance opens onto an open-plan area comprising a fully equipped kitchen, a living room, a dining room, and a toilet. Adjacent to these 2 entrances is the laundry area. The first floor is reached from the outside via a stone staircase leading to the main entrance. This level features a lounge and sleeping area consisting of a twin bedroom with an adjacent bathroom with shower, as well as 3 double bedrooms, each with an ensuite bathroom with shower. The second floor is also accessed externally via the same stone staircase, which leads up to a second terrace. On the right side of this level is a comfortable sitting space. Continuing along the corridor, guests will find a double bedroom with an ensuite bathroom with shower, a twin bedroom with joinable beds and an adjacent bathroom with shower, and a double bedroom with divisible beds and an ensuite bathroom with shower.

Pets are accepted at the property, with a maximum of 2 small-sized animals weighing up to 10 kg each permitted. Acceptance of animals must be previously authorised by the owner, who requires prior communication of the number of animals, their size, and their breed. Tourist tax may be applicable depending on current local regulations.
