At the heart of the outdoor area lies a stunning infinity pool framed by rosemary hedges and olive trees, offering a sense of immersion in the surrounding countryside. The pool is non-heated. Villa Principale offers 4 double rooms, 1 triple room, and 1 quadruple room, arranged across 2 floors. On the ground floor, guests will find a spacious living room and a large, fully equipped open kitchen, along with a bathroom and 2 double rooms, each measuring 180 x 200 cm with a shower. Both of these ground-floor rooms are accessible to guests in wheelchairs; one of them additionally benefits from a private garden. On the first floor, the layout includes a double room measuring 180 x 200 cm with a private bathroom, a living room, and a TV lounge; a double room measuring 180 x 200 cm with a private bathroom and TV lounge; a double room measuring 180 x 200 cm with a private bathroom, an additional single bed measuring 90 x 200 cm, a mezzanine floor, and a living room; and a family apartment consisting of a double room measuring 180 x 200 cm with a private bathroom, 2 additional single beds measuring 90 x 200 cm on the floors, and a living room with TV.

Il Fienile, the old barn, houses 3 spacious suites decorated in natural colors, each arranged across 2 floors. On the ground floor of each suite, guests will find a living room, a coffee corner, a bathroom with shower, and access to a private garden — a serene outdoor space where guests can relax in the coolness of the shade. On the upper floor of each suite, a double room measuring 180 x 200 cm is appointed with a TV.

Other Information

Villa Agatea operates seasonally from April 1st through October 28th. Check-in takes place from 3:30 pm to 7:30 pm, and guests should note that check-in will be conducted at La Pensione di Vignamaggio in Panzano. Check-out must be completed no later than 10:00 am. The changeover day is Saturday. A minimum stay of 7 nights applies during high season, while a minimum of 3 nights is required during low and mid season. A complete rooming list must be submitted 1 week before arrival. Upon arrival, a pre-authorization of €2,000 is requested as a security deposit for damages. Gas heating is available as an extra service. Please note that external chefs are not permitted on the estate; however, a private chef can be arranged on request, and cooking classes are also available on request through the estate. Social events for more than 22 guests can be organized through the estate's partners, subject to management approval, at an additional cost. Tourist tax is due at check-out. A shopping list service is available, with guests covering the cost of the products. The estate also features a piano, and any eventual extra tuning required is chargeable. The property includes a fully equipped living room in Villa Principale, designed for reading, relaxing, and socializing.
