In a quiet residential area, set in a natural terrace shaded by ancient pines, with a breathtaking view of the lake that you can enjoy especially at sunrise and sunset but also throughout the rest of your days from the beautiful porch. This space is furnished with a sitting area, for an aperitif in front of the sunset, and with a table, chairs and barbecue for your outdoor family dinners or barbecues on cool summer evenings.
The villa is divided into two independent apartments, one of which is inhabited by the owner.
The characteristic village of San Feliciano is 1.5 km away and can be reached by a short walk. Here you will find small shops for basic necessities, but above all you will have the opportunity to have lunch or dinner along the lake, with Isola Polvese as a backdrop. In Magione, about 5 km away, you will find supermarkets and shops of all kinds, and in Corciano a large shopping centre.
Lake Trasimeno, with its small towns, water sports opportunities and equipped beaches, is waiting to be discovered. In a little more than an hour you can make the complete tour by car, or better still enjoy a boat trip to Isola Maggiore, with its small fishing village, an activity that is also perfect for your children.
The large swimming pool will be at your disposal (size 12x6 m, depth 0.60-2 - open from 01st June to 30 September); occasionally it is also used by the owner who will be, albeit very discreetly, an excellent point of reference in case of need. You will have your own private space for your car within the fully fenced property, where even your small four-legged friends will be welcome.
The house is comfortable, furnished with particular taste by the owner with local antiques, has a large living room with sofas and an antique fireplace, two comfortable double bedrooms and a smaller one perfect for a child.
Certainly, in addition to the proximity to important centres such as Perugia, Arezzo and Siena, which you can visit with convenient day trips, in our opinion the highlight of the villa is the view from the house and its outdoor space. You will find La Casina del Bosco in an extremely panoramic position, nestled among silver olive trees in the beautiful, green Alpe di Catenaia. The little house is located not far from the mountain pass that joins the two valleys of Casentino and Valtiberina and will allow you easy day trips in both valleys, in search of monasteries and castles and small, ancient villages carved in stone and unknown to most people. The splendid view that you will see every morning from your windows overlooks the surrounding luxuriant woods, thickets of ancient chestnut and oak trees, where wildlife still reigns supreme. All this makes the place extremely peaceful and almost enchanted.
The house is reached by a small unpaved road (approx. 2 km), which we do not recommend taking with sports cars. About 8 km away is Subbiano, an industrious village with supermarkets, restaurants and shops of all kinds, whose origins can be traced back to Roman times. In the small village of Falciano, just 3 km away, there is a typical Tuscan restaurant where you can enjoy pasta, meat and traditional dishes that we are sure you will not easily forget.
18 km away is the ancient city of Arezzo, to which we recommend you dedicate at least one day, strolling through its paved alleys and beautiful squares.
The little house that you will rent is the result of a recent restoration, built with ancient local stone but above all a depository of very distant origins, it was in fact once used by shepherds who stopped there during the transhumance.
For your days of complete relaxation, there is a panoramic swimming pool surrounded by olive trees ( size m. 6 x 2.70, depth m. 1.30 - open from 01st May to 30th September), a hydro-massage tub (5 seats, size m. 2.20 x 2.20 - available with extra charge), a pergola furnished with table and chairs to enjoy your meals in the open air, a barbecue and a fully equipped garden. The outdoor area (approx. 1200 sqm) is fully fenced and your small four-legged friends are very welcome. Casa Rossa is a suggestive farmhouse of very remote origins. It stands in a very panoramic and peaceful position, overlooking vineyards and olive groves. It can be reached by following an unpaved road (1,5 km) that winds its way through rows of vineyards, and even before you get there you will feel you have been catapulted into another era. The origins of this house are in fact very old and date back at least to 1500, as documented in the register of souls of the parish of Pieve San Giovanni.
The owners, Leone and Giuseppe, have intentionally maintained its rustic, almost medieval appearance in order to preserve its noble origins. The wooden and brick ceilings, the original terracotta floors and the simple and essential furnishings are a rare example of the rural tradition in Tuscany. The farmhouse is particularly suitable for couples or families who love nature and simplicity and want to get away from modern life for a while.

Please note that the internal staircase leading to the 2 bedrooms on the first floor has no railing, therefore children up to 12 years of age must be constantly supervised. Air conditioning is available in the living area and in the upstairs bedrooms, ensuring a cool and comfortable stay during the summer months, and is included in the rental price. Heating is metered and billed according to consumption. Final cleaning is included in the rental price. A refundable security deposit of 300,00 euros is required upon arrival and will be returned before departure, less any charge in case of damage. Check-in is from 15:00 and check-out is by 9:30. Late check-in after 6:00 PM until 11:00 PM is available upon request, and check-in later than 11:00 PM must be organized in advance and may require additional fees. A tourist tax of 8,00 euros per person per night applies for the first 4 nights, with children under 12 years of age exempt.
