The fenced swimming pool is situated approximately 150 meters from the villa and is reached via a dedicated path and 7 stone steps. Positioned on a terraced level, it enjoys spectacular panoramic views and measures 9 x 5 meters with a constant depth of 1.40 meters. The pool features a PVC coating, salt purification system, and internal lighting, with entry via a metal ladder. The pool is non-heated as standard but can be heated on request using a heat pump, subject to a minimum usage period and advance notice. The stone solarium surrounding the pool is furnished with sun loungers, umbrellas, and a solar shower. A wooden pool house located on the upper level of the pool area is equipped with a minibar, a shaded table, and a ping-pong table for additional leisure. The pool is open from the last Saturday in April to the first Saturday in October.
In front of the villa, 2 uncovered parking spaces are available, while a separate parking area accommodates up to 3 additional vehicles, providing ample space for larger groups arriving by car.

Description
Usciano is an ancient village of medieval origin, located a few kilometres from the city of Arezzo. It is located on a panoramic position, perched on a high hill, surrounded by olive groves and green woods of oak and holm-oak. The stone farmhouse and its two small houses date back to 1851, when the small village was inhabited by woodcutters, farmers and chestnut growers, the atmosphere alone will immediately take you back to those times.
The hamlet has been restored preserving its original features and using ancient materials such as terracotta, stone and old wooden beams. Even the furniture, functional and comfortable, has been chosen in respect of rural traditions.
Borgo di Usciano can be reached by an unpaved road through the woods of about 1.5 km, which is well maintained and suitable for all types of cars.
Only 2.5 km away is the village of Palazzo del Pero where you will find a couple of restaurants and some shops.
Only 9 km away is the city of Arezzo and its monuments, shops for shopping enthusiasts, supermarkets, restaurants and all kinds of services. Podere I Gigli is a farmhouse just a few steps away from the centre of Castiglion Fiorentino, which you can easily reach on foot in less than 10 minutes when you want to stretch your legs. The railway station, which is 500 metres from the property, is also within easy reach and makes the house particularly suitable for all types of travel should you wish to visit Tuscany and Central Italy without taking a car.
The farm mainly produces cereals, but around the house you can also enjoy the view of vineyards, olive groves and fruit trees. The owners will be happy to let you taste and buy their pure Sangiovese wine, extra virgin olive oil and other products of the farm, proudly handed down from father to daughter.
The house is surrounded by a large, well-kept garden, shaded and filled with flowers and plants. In the relaxation area, furnished with table and chairs, you can comfortably enjoy your meals in the open air. At the back of the house, in a sunny position, there is a swimming pool measuring 4.5x9m, 1.50m deep and completely fenced ( open from 15 May to 30 September) for the safety of your children.
Another corner that we think you will appreciate is the sun terrace on the first floor, where you will find a small lounge with a sun umbrella, table and chairs, ideal for aperitifs in the cool of summer evenings.
There is also a vegetable garden with fresh seasonal vegetables that you can pick daily.
Podere I Gigli is an old stone farmhouse, dating back to the early 1900s, which has recently been renovated and brought back to life while maintaining the structure, which still exudes ancient history and farming traditions. La Casa di Pino, a small jewel of rural architecture dating back to the year 1200, is located in the heart of the Val di Chio, on the border between Tuscany and Umbria and a few kilometers from the town of Castiglion Fiorentino. The main house spans 2 floors and follows the terraced morphology of the garden, which also allows direct outdoor access from the upper-floor bedrooms. On the ground floor, an open-plan living area incorporates a sitting room with satellite TV and fireplace, a dining table, and a built-in kitchen. A double bedroom and a bathroom with shower complete the ground floor; this bathroom can be made ensuite through a double door that separates it from the living area. An internal staircase leads to the upper floor, where a reading room, 3 double bedrooms, and 3 bathrooms with shower are located, 2 of which are ensuite.
The annex, situated directly adjacent to the main house, features a living room with kitchenette on the ground floor. On the upper floor, a twin bedroom with an ensuite bathroom with shower opens onto a private terrace.
