On the ground floor, guests are welcomed by a bright and spacious living room featuring large glass doors, sweeping countryside views, and a beautiful stone fireplace alongside a dining table. A fully equipped kitchen with wooden beams and local details provides everything needed to enjoy home-cooked meals. A double bedroom and a bathroom with shower also complete the ground floor. An internal staircase leads to the first floor, where 2 additional double bedrooms and a bathroom with shower are located. Please note that the internal staircase leading to the 2 bedrooms on the first floor has no railing, therefore children up to 12 years of age must be constantly supervised. Air conditioning is available in the living area and in the upstairs bedrooms, ensuring a cool and comfortable stay during the summer months, and is included in the rental price. Heating is metered and billed according to consumption. Final cleaning is included in the rental price. A refundable security deposit of 300,00 euros is required upon arrival and will be returned before departure, less any charge in case of damage. Check-in is from 15:00 and check-out is by 9:30. Late check-in after 6:00 PM until 11:00 PM is available upon request, and check-in later than 11:00 PM must be organized in advance and may require additional fees. A tourist tax of 8,00 euros per person per night applies for the first 4 nights, with children under 12 years of age exempt. Upon request, a range of additional services is available, including a Cook Service, Cooking classes, and a Personalized concierge service to book tours, tickets, restaurant reservations, and assist with daily planning. The team is available 24 hours a day, 7 days a week via an emergency contact provided at check-in.

The property can accommodate up to 15 people comfortably in seven bedrooms with four bathrooms. Villa Umbra is located 8 km (5 mi) from Città Di Castello, Italy and only 44 km (27 mi) from Arezzo in the tourist area "San Sepolcro And Surroundings".
The Experience
Upon arrival you will be greeted by the owner or manager where you’ll find a lovely clean well-maintained property with views of the hills perfect for a relaxing holiday in Umbria. Regardless of how you spend your days - shopping, visiting museums, sightseeing or just driving in the countryside, when you arrive home you can unwind with your family and friends at the pool for a perfect ending to another day in Umbria. Outside you will also find a patio and barbecue grill. If you enjoy cooking for family and friends there is a well-equipped kitchen including coffee machine, microwave, toaster, stove and refrigerator, as well as, plenty of tableware and cutlery for up to 15 people. If you prefer to dine 'al fresco', there is a fully furnished veranda where you can enjoy the weather while dining outdoors.
This beautiful farmhouse is divided internally into 3 non-communicating apartments: 1 (sleeps 5) on the ground floor and 2 (sleeps 4 and 6 people) upstairs. On the ground floor there is also a large room for the guests use, set up on 2 levels with large fireplace, tables and chairs, WC and 3 steps below: a big professional kitchen with oven, freezer, stove and dishwasher.
