Located 3km (2 miles) from the tiny and charming village of San Regolo in the province of Siena, 23km (14 miles) from the city of Siena itself, Villa Agresto is in a landscape dotted by castles, beautiful old churches, incredible Chianti wineries, rolling hills, roads lined with proud cypress trees, and postcard-perfect scenery. The villa is surrounded by beauty and is in a sleepy, peaceful part of the world that is ideal for a Tuscan getaway full of rest and relaxation. It is, however, also close enough to famous cities and attractions that those looking to get more active and see and do things have plenty of opportunities to do so readily on day trips – the best of both worlds!

Villa Agresto itself is a gem, too. A charming stone villa topped by a lovely slate roof, it is embraced by big old trees and lush greenery that surrounds the property, affords privacy, and just generally improves the views and one’s mood. To the rear of the house, you will find the excellent pool area with a large rectangular pool on the lawns, sun loungers and chairs and a parasol all around it, an outdoor shower, and delightful views over the area’s vineyards and farmlands directly afforded from this area itself. In various other spots throughout the grounds, you will find more loungers in shady spots under some of those plentiful trees, a large outdoor dining area in a covered stone structure to protect you from the sun while dining al fresco, other little tables and chairs in various spots for sitting in smaller groups or pairs or alone and enjoying a coffee or a glass of wine, and a barbecue area. For those who like to enjoy time outdoors, this wonderful villa in Tuscany is perfectly set up to do just that!

Inside, the villa is just as delightful. On the ground floor, you will find the spacious and traditional style kitchen and dining room. The kitchen is the ideal place to make Italian meals with your loved ones using fresh ingredients bought from the nearby village: there is ample counter space and a large kitchen island (with some stools for more casual dining or conversing with those cooking) on which to work; it has all of the appliances you could need including a dishwasher, fridge-freezer, microwave, stove top, oven, toaster, and Italian coffee machine; and it has air-conditioning and WIFI to keep you cool if the kitchen gets too hot and allow you to look up recipes readily while you work. There is also an entrance directly out to the garden to easily allow you to bring food outside if you are dining al fresco. If you are dining inside instead, the formal dining room, which can seat all twelve guests in an elegant and spacious room with framed artwork on the walls and sconces and lamps affording gentle lighting. All of these rooms also have typical and charming details such as exposed beam ceilings and shuttered windows plus WIFI and air-conditioning all throughout. The ground floor is also home to two relaxing, welcoming, and cosy double bedrooms, both with en suite bathrooms.

On the first floor of the villa, there are two more bedrooms with en suite bathrooms, one of which is a double room and the other a single. Then there are the final two bedrooms, one double and one with two single beds, that are connected and share the use of a bathroom on the same level as them. This floor is also where the living room can be found, a cosy and inviting space with a big old traditional fireplace, high exposed beam ceilings, plush sofas and armchairs, soft lighting, and an entrance out onto a little sheltered outdoor area with seating and windows overlooking the grounds. All of the bathrooms throughout are compact but colourful and finished to a luxurious standard. And, again, all of the rooms on this floor boast both air-conditioning and WIFI for your comfort and convenience.
